Room on 1st floor next to staircase...no view of anything but rooftop of building next door...toilet/shower very small...struggled to use the shower...not good pressure with shower water...could hear other residents very clearly (very thin walls)..window in far corner looking out on to back lot of brick walls and windows...because of this room very dark...

Location of hotel is good...breakfast good, fresh hot and well presented....bed very comfortable....small selection of teas/coffee...(no green tea) very warm welcome from host. As it was just for one night it was OK..

Only thing that could be better is a longer stop

The location is very good the local bus stop is close by .the hotel was clean and my room was comfy the hotel as a bar restaurant and lounge .also there is a car park and a lift I did not use .the staff was very friendly and helpful . the hotel is very good value for money .

Checkout is slightly early for my liking but wouldn’t stop me visiting again.

The mattress was a disaster. When I sat on the bed you can feel the spring. It was a disturbed sleep . Woke up this morning and whole body was aching.

- Door lock to bedroom took a while to lock from the inside (21), just needs a little maintenance - Bourbon biscuits but no custard creams! *Struggling for things to say*

- Located right on the seafront, most attractions within easy walking distance - Easy to find, with parking to the rear of the property - Lovely welcome by the staff on arrival and in the morning for breakfast - Reasonably priced breakfast in the morning, good portion sizes and good quality, service was the most efficient I've seen at any establishment! - Room clean and tidy on arrival - Selection of teas/coffee in room alongside bottles of water and shower gels, something which you seldom see nowadays Overall great stay at a very reasonable price. Highly recommended for anyone needing a lower cost place to stay in Skegness. Breakfast recommended.

There was nothing I didn't like. I expected less fo the price I paid to be honest. Will definately book again!

I received a very friendly welcome upon arrival and was upgraded to a double room (I'd booked a single). The room and bathroom were spottlessly clean. The bed was very comfortable and I sleep very well. The tea / coffe / biscuits in the room were a welcome treat. I didn't have breakfast but it smelt amazing - next time for sure!

The shower over the bath was out dated and lacked any quality spray. As the room is east facing it has the sun upon it all day making the room hot but only has two small widows to open so no way to cool it down so quite hot through the evening and night.

The room was very clean and tidy. There were tea and coffee making facilities. The room had a great sea view. Very close to the beach. The bed was ok. Also plenty of storage space. We also had Breakfast which was cooked well and Staff very helpful and eager to serve.
