Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomNothing to complain about, the treehouse is incredible!
It was a really peaceful area, perfect for a couple getaway. The treehouse was amazing, so comfortable with lovely views! Also lots of land to explore and enjoy nice sunny walks! Stuart is an exceptional host, he made us feel so welcome and went out of his way to make sure we had a lovely stay, you can see how passionate he is about the treehouse and making sure his guests are happy. It was nice to have access to free wifi so we could enjoy watching films in the evening 😊 We will definitely be returning in the summer!

United KingdomWe struggled to get the tv to work. I think perhaps a poor signal. In the end we linked it up to our phone and played it through our phone. We sorted it ourselves so it was fine but I’m sure I’d we had notified the owner at the time they would’ve sorted it. Not really a criticism, just something to note for those less technically minded. Ask the owners :-)
Perfect. It was just lovely. We stayed here as a treat with our 8year old. Great reception from the owners. Very quick and easy check in. Efficient and clear run through of facilities. VERY clean. Immaculate. Very cosy. We were there in February so it was wet and cold but I imagine in the spring/summer this would be even more beautiful. Highly recommend.

United KingdomI only wish we could have stayed longer. Nothing negative to say.
Stuart is extremely warm and welcoming, setting the tone for a brilliant time from the start. The accommodation was amazing, well thought out and everything we needed. Parking really close by, breakfast tasty, comfy bed with plenty of pillows and real duvets! The views from the tree house are spectacular, especially sunset.

United KingdomIt was hard to find something wrong with this place as it was a great place. The only two things wrong was the TV was very jumpy and hardly any channels, but this was no bother to us as we had our own entertainment. Also, the shower could be stronger, but we really liked how the bathroom was kept warm. Apart from these two things, it was absolutely perfect and so magical!
Lovely location and a great host, very accommodating, and nothing was too much. Made sure we were comfortable and made sure at breakfast we was accompanied. The views were beautiful. The bathroom was in a different area and was kept warm throughout our stay, which was lovely as it was January and very cold! The breakfast was beautiful too! So much choice and made me very full, in a good way!

United KingdomThere was nothing at all that we didn’t like.
The Treetops Treehouse is beautifully finished and very cosy and warm. We have just finished a 3 night stay for New Year. Stuart is very welcoming and his cooked breakfast is superb. He also has an honesty bar on site for drinks and a book to record what you have had as well as a price list for drinks but we had brought our own drinks and the fridge in the treehouse was ample size for our requirements. Tea and coffee making facilities are available in the tree house as well as a fridge, WiFi, TV and an extremely comfortable bed. There is also storage space too. The treehouse bathroom is also very warm with a lovely shower and fully flushing toilet private for just the treehouse guests. Towels and linens are all included. The resident pigs are very cute and ran up to see us each morning we walked over. The grounds are superb and we will be going back in the spring/summer to enjoy exploring more of the grounds. There is a lovely pub about 5 minutes away called The Old Coach and Horses, wonderful food. In the summer there is a BBQ so you would have the option of cooking yourself something on the BBQ. Canterbury is about a 15 minute drive and Whitstable is about 20 minutes away.

United KingdomThe treehouse is lovely, really cool to have the tree trunk inside the room, good heating and comfortable bed. We slept pretty well. Stuart was really lovely and helpful. The breakfast was excellent! Lovely wooded area behind it and a couple of friendly pigs too. The road noise was a little disappointing as we hadn't realised it was so near the A2, but we didn't really notice it at night and still slept well.
