The placing of the hotel is perfect for Edinburgh, it is located near the trams which can get you anywhere. It was surprisingly worm for Scotland, and the shower was amazing

Single glazed qindows means traffic noise is a little annoying but it's not heavy traffic on that street. Ensuite in our room was a little small

Location is superb. Only 6 min walk from Tram stop and two stps to Princes Street. The character and decor of the building is lovely. It's great to be able to drop off bags before check in if arriving early and also they allow bags to be left supervised after check out if departing late.

The place had a good atmosphere and the woman who was secretary was more than clever and communicating. Great!

Upon arrival we noticed that the bedspread had a coffee stain and some white marks. We reported this to the receptionist and requested that it be replaced. On our second day we requested the room to be cleaned but when we returned the kitchen floor was dirty, the dishes were left to drip dry and our bed was not made up.

Early check in request was not addressed and there was no answer on the phone after multiple attempts.

Central location, walking distance to everything. Small but cosy and comfortable bedroom. Good bed and good shower.

I booked a luxury suite but the bed was far too soft, the over bath shower had a mind of its own and a bulb in the bathroom was flickering. The bathroom was clean but there was ingrained mould in the sealant. Overall, it felt like it needed sprucing up.

It was quiet, reasonably priced and in a nice location. The staff were pleasant and helpful as well.

Shower - it was either too hot or too cold - no in between. The fan used to 'cool' the room down was partially blocked with dust/fluff - I had to clean the vents for cleaner and better air flow. No lift - hard to carry luggage up the stairs.

Quiet location close to transport facilities and walking distance into CBD area. Good kitchen facilities. Comfortable bed.

A couple of fixtures and fittings looked a bit worn out but nothing that really bothered me. A fraying net curtain and curtain tie back etc. There was a flickering light in the bathroom which was a bit annoying and I couldn't get the shower head to stay in it's holder when switched on the pressure pushed it out and sprayed water all over the floor.l so I had to just hold it while showering. Hot and cold was difficult to balance.

Check in was easy even as a late check in. Room was clean and comfortable and serviced each day. kitchenette had all the essentials. Rooms were a good size and the bed was very comfortable.

Contacted property weeks before about checking in midday and paying the additional for this as we had an event we had to get ready for and reception said they would do their best to fulfil this. I stay a 2 hour drive from Edinburgh and after entering the place was told it wouldn’t be possible after trying to contact them multiple times even though the boys in front of us got handed their keys and told their room could be ready in the next 10 minutes? We were a group of girls with suitcases and as you know it takes us a lot longer to get ready than a boy so I don’t understand why they got priority over us?

The location was excellent, comfortable beds and nicely decorated studio.

I had at first booked Palmerston Suites later before my check in I received an email that due to unforeseen circumstances I was being relocated to one of its sister properties - Grosvenor Suites. It was a very nice apartment based just around the corner within 2 min of walk from Palmerston Suites. The property was so good that I could not complain and had a very good stay with no issues.

The property was close to main attractions of the city, room was huge with all facilities with a kichenette as in a studio apartment, easy access to the property with a separate unique code provided for self check in and check out.

The bathroom needs some improvement. Poor paintwork, dusty extract fans, shower tray leaking etc. It does let the room down sadly.

As it is an old property the windows were not properly isolated against cold weather and noise. Supplied heating alternatives were enough to keep it warm, but noise is not that easy.

The bathroom was really, really small. The heating rail was right next to the toilet seat, and we kept bumping into it and getting hurt with the heat, trying to use the bathroom.
