"Exceptional Breakfast included" as advertised was Not included unfortunately, it does state in the small print after further investigation but it's not clear when booking, there was Toast and cereals included.

Like a flat, 2 bedrooms, living room and 2 bathrooms, perfect for what we wanted. Owners were very friendly and helpful.

Such a lovely stay in such a beautiful place - Carrie & Mike were so welcoming and extremely accommodating, especially to our dog. We will definitely be back & have already recommended it to friends/family.

Nothing, excellent all round.

The family suite we stayed in was perfect, 1 double bed with ensuite, a twin room for our 2 kids, a separate family bathroom, and a lounge to chill out in. All rooms have been recently refurbished at a high standard. The views from the room were breathtaking. The honesty bar and breakfast were amazing and very reasonable. The couple who own and run the hotel were very friendly.

A bit noisy is upstairs is used by another occupants. otherwise is very quiet. A bit far off from the eating places. The bed is a bit soft for us.

Warm , warmth and comfortable ! is newly done up and owner is still working on other wings. The host Carrier and Mike are very pleasant, friendly and so is Lola the dog. The Manor itself has very wonderful history and the host are very passionate on their home. They design, build and do up the interior of the building mostly by themselves. A lovely place and I look forward to seeing the progress in a year or 2 ? Both cold and hot breakfast are excellent. We were allowed to use the kitchen as well.

The actual property was great in every way but it was 1 1/2 miles off our walking route which was a bit annoying for us at the end of a long day’s walk!

It was very comfortable and Carrie and Mike were so friendly and hospitable. We loved the special touch of fruit and sweets in the room.

Shower controls were a bit fiddly, but worked it out eventually! Noise of other guests (voices, thumping feet and doors) was noticeable in the evening.

Perfect location in a beautiful setting. Excellent hosts. Mike and Carrie are friendly, interesting and clearly very invested in making the hotel stay a pleasant and comfortable experience. Very nice suite room with comfortable beds and amenities.

Loved staying here. Mike and Carrie are so laid back and helpful. The location and accommodation are second to none. There was 19 of us with many kids and dogs and we had the best time. We will be back.

Mike and Carrie are amaizing to welcome and please you. Great room,very comfortable beds. amaizing views and walks around. Very spatious rooms and very nice furnished. We where offered everything we might need and never thought paking. We had an excelent time and definitly come back.

I did like the fact that we were all in the same level/area of the property as Family,as a Mother i am also very particular and so concerned about my kids, so i like the lay out that for Families they have the favilities like we are just at home as well that is why i call it HOME away from home. I also like the friendly atmosphere, and the Owners ( Mike and Carrie) amazing hosts. We all like the ambience, the location and the nature sorrounding it. We all agreed we will be back again next year. I highly recommend

All good. It would be a lovely manor for larger venues once it's all renovated.

The rooms were clean and equipped with everything we needed. Fruit and sweets were a lovely touch and the owners were extremely friendly. Fantastic views from our window over the river.

The suite was huge, so much space for our family of 5 with 3 large teens. Hosts were lovely, location brilliant for Betws y Coed and surrounding areas. Kids loved petting Lola the dog and Boyd the cat. Will return in the future with our own dog.
