Bathroom was a bit small.

Easy to check in. Good communication. Comfortable room in the less busy side of the city - however only minutes north of Waverley station. National Portrait Gallery nearby.

Communications maintenance work only 24h before our arrival then we did not disturb us. We had a significant problem: we had asked the structure a time before by booking if in the room there would be a hair dryer and we had been assured that there was, so we did not bring it from Italy. The first night I had to use it was 8:00 p.m. and this was failed/malfunctioning, it was very little left and then turned off. I had my hair wet and it's cold in Scotland, I wrote right away to the guest house that told me he would send me the doorman right away. The goalkeeper came but only to try the hairdryer and to tell me that they had no others on escort, the same thing was then confirmed by the structure that wrote me that sorry but they were all used to other guests and they didn't have one escort. I couldn't even buy it. The stores at that hour are closed. I'm coming back to Italy with fever. Too bad if it wasn't for that...

The Guest House is in a good location in Edinburgh, it is clean and cozy.

There really wasn't anything I didn't like - a thoroughly enjoyable stay and I would absolutely recommend to others.

Location was great. Room was spotless, quiet, spacious, bed was super comfortable. Shower was great and bathroom a good size. Tea/coffee and milk supplied.

The mattress was very comfortable. Firm, but without being rock hard. It felt very supportive and pleasant to sleep on. Great pillows too.

The only complaint is there is not a lift or elevator, but we knew that ahead of time.

We loved everything about this place. It was clean, location was amazing and the place was decorated perfectly.

The picture of the room on booking.com seemed much larger, when the room we got was quite snug. Curtains painful to move. And luggage storage under refurbishment (only received information of this on day of departure) which meant we needed to pay for a separate service to keep luggage for day of departure.

Very noisy. Anytime anyone came in late and intoxicated they woke us up. I was worried about security. No dead bolt and while it stated fire door, the large gaps all around the door would be unsafe in a fire. The amount of light which came in through the bottom gap was disruptive and we had to use the bath mat to fill it

Quite a bit of noise from the hallway when other residents entered/left - woke up early in the morning/late at night when others left or came into the building, so something to consider for light sleepers. However, the residency does enforce quiet hours between 10 pm and 10 am, and I found that these were mostly respected

Great location for exploring Edinburgh - close yo the Old Town, nice restaurants and bars nearby and close to public transportation options, including easy acces to the airport. Pretty rooms in an old refurbished building. Self check-in was easy with the provided instructions. No noise from the street (our room was facing the courtyard).

Rooms were comfortable clean spacious and very warm. Excellent location parallel to George's Street. Within 10 minute walking distance to St Andrews Square. Facilities are perfect. Will be back again. Would highly recommend this Guesthouse.

There’s no lift if you have a large luggage or someone with difficulty walking up stairs.
