Bath is awkward to get in as quite a high step up to get into . It would be quite easy to slip and potentially injure yourself, either accessing or exiting.

    Comfortable bed and reasonable breakfast

Fact that no breakfast available and having to use restaurant across road. That did not have anything i could eat.

Convenient to all major roads. Last minute booking did not turn us away.

Clearly the hotel is in need of a lot of renovation which made some of the general areas appear shabby and gave the wrong impression of the public areas and bedroom.

Very friendly, helpful and polite staff. Well appointed room with good facilities. The reception, dining room and bar were well appointed. Plenty of car parking

The bed was unbelievably squeaky, every slight move it squeaked, the toilet handle was hanging on by a thread, the wodrobe door handle fell off, it wasn't worth £70 a night, if you going to charge that price then the maintenance needs to be at top standards!

I liked how old the building was got some character to it.

Long walk up ramp from reception to bedroom difficult for people with mobility problems.

Breakfast cooked to order, good variety. Bar meals served till 21.30.

Friendly and efficient staff. Amazing historic building. Spacious very well appointed room, with loads of towels, tea and coffee making facilities. On site Indian restaurant excellent. Let down by old fashioned bathroom - fixed head shower and generally a bit tired. Unfortunately it was between 2 main roads so there was traffic noise especially in the morning and under the flight path for Luton? so again we were woken up by the noise. Quiet overnight.

I could not get used to the system for unlocking the door - both the outside and the room door. It took several attempts every time. There was no breakfast available on the second day of my stay although a TOby Carvery is actually within walking distance so this was not a major problem.

lovely quiet room with a small hallway where the teathings were set up. Very nice bathroom with instant hot water and an excellent shower (in the bath). The sink taps were the old fashioned sort but the basin was large and had a proper oldfashioned plug. Bed was comfortable and the lighting pleasant and suitable. Nice large desk with plenty of sockets. The breakfast was good and served promptly and courteously The man at the desk was also very helpful. Parking was good and easy to access. I am hard put to fault anything.

The rooms are looking a little tired. There was a dripping tap in the bathroom which kept me awake.

Bathroom needs desperately to be upgraded. It was very hard to turn off the shower and taps. Shower constant drip caused soaking wet bathroom floor and wet carpet. Great shame as I enjoyed staying there.

I liked that it was cosy and warm and was comfortable

Thought the room was a bit "dated" (although functionally was all good). Was noisy with window open in our room due to traffic noise on the Knebworth Road.... to be fair that would only apply to certain rooms

Check in went well and room was clean and adequate. Was very warm in the room but no control over the heating was available as its an old property. Windows open for 10 minutes solved that one. Staff were very helpful, especially Ali who called prior to arrival to check it was all OK and looked after us in the bar when we got back at night. Bed reasonably comfortable and room was relatively quiet despite being near a main road. So overall not a bad place. No complaints and I would recommend it for a short stay. Thought it was a little expensive for a room only at £85/night but for the area was comparatively cheap. Would stay again
