Communication between booking.com and the host. Although they confirmed my request for a late check-in, the host had no idea about this and I felt awful for bothering him at midnight when he was clearly unaware of the special request

Patrick was an excellent host and put himself out to accommodate a very late check-in, which was much appreciated by a very weary traveller! Very comfortable room with all the facilities you could want and breakfast was very generous

The bathroom would benefit from a heated towel-rail, as compared to the rest of the cottage, the bathroom was always chilly. Something like a non-stick saucepan would be good if anyone prepares scrambled egg.

The level of service from the host was exceptional, as were the facilities ( including a generous supply of breakfast food ) in the self-catering cottage. Instructions from the host concerning access to the property were clear and useful. There was free on street parking outside the property. We were not expecting to be offered the use of a jacuzzi, which was very welcome, and the host went out of his way to ensure the jacuzzi was as hot and pleasant as possible.

Host manages to fit a lot of facilities into a small space, particularly the kitchen. For us a little too much maybe. A dishwasher, 2 fridges, an air fryer,a toaster, a hotplate and a combi microwave/grill/oven take up a lot of the worktop space. That's not a criticism though just an opinion. It is a very comfortable, quiet and private space and would be a perfect base for those using the airport which is only 2 or 3 miles away. There is a good selection of food and drinks available supplied by the host so you can cook a breakfast or have a continental if that's your choice.

Patrick is very helpful and responsive. He cares his customers well. It has got a very pretty garden for customers to enjoy. Plenty of parking on the street. A very friendly and nice town or village. I would recommend.

Patrick is an amazing host! He went above and beyond to provide every possible comfort for us. The guesthouse is sparkling clean, everything is new and works. Every detail is thought through and so many conveniences are provided. Beds are very good and it's very quiet. You don't hear the planes there is no road noise. We slept like babies. Stayed for 8 nights. It's a perfect location to go to London (taxi for 5-6 pounds to the station or to the airport). From the station it's only 24 min to London. There are beautiful walking trails beginning 5 minutes walk behind the house going to Chiltern hills (check on kamoot app) . We ended up walking a lot and enjoying the beautiful countryside. Relaxing in the backyard in the shade or in the sun was also very nice! Patrick provided plentiful vegan breakfast food for our breakfast for us on our request and constantly refilled it. He also let us stay after closing time. We loved our stay. As frequent visitors to Luton area, we really think this guesthouse is the nicest option in the area. Also convenient to have 2 small supermarkets with everything necessary in them within 2 min walk.

Absolutely lovely stay. This has been way better than any hotel i've stayed in thus far. Exceptionally clean and tidy, the bathroom and kitchen were well stocked with toiletries and food. There's dishes, pots/pans, air fryer, stove and mini oven for when you want to cook. There is a smart TV and a small selection of DVDs & books. The wardrobe also had two umbrellas read to use just in case we needed it (luckily the weather was nice most days!) as well as a hair dryer WITH a diffuser attachment (curly hair friendly!!) The garden is gorgeous and well-kept. Beautiful property. The listed pictures are accurate! Tesco just on the other side of the property, as well as other food places, petrol station and a pub all within walking distance. Our host Patrick was so lovely, welcoming and accommodating. This has really set the tone for future stays anywhere else. I would love to stay here again and highly recommend :)

The property was exceptional - nothing we didn't like. The location is near to local amenities including a pub along the road.

The apartment was very well equipped and was very clean. The kitchenette was very well stocked. The bed was extra large and the apartment was in a very quiet location. The garden was lovely and secluded and even had outside seating with lights if you wanted. I would definitely recommend this apartment and will definitely use again.

Convenience for the event we were attending was perfect. Our host Patrick was very attentive to our requirements. The 'cottage' as Patrick called it was absolutely immaculate with all our needs catered for. The garden is beautifully maintained. All in all, highly recommended.
