Excellent location for walking into the centre, good value for money. Some new fixtures in the bathroom and kitchen. Basically clean and comfortable in most areas.

I wasn’t in love with the look of the building and the site.

It has all facilities available and it was clean. It was ok for a short stay, but it wouldn’t suit us for more than a night.

It could have been cleaner, and it lacked mirrors and lampshades. It was clean where it mattered the most (bathroom and kitchen, carpets were vacuumed, bedding was fresh) but there were quite a few marks on the walls and doors. Nothing that can’t be resolved easily enough.

Plenty of room, good value for money, located fairly close to Edinburgh centre, good access to Portobello beach, free parking, lovely host left us flowers and let us check in early. We stayed for the night when seeing Harry Styles and it was also the night before the Edinburgh marathon. Accommodation in the centre was therefore prohibitively expensive. This place was a welcome budget-friendly option!!!

Good location and great Hosts!! Very nice and accommodating. I requested to check in early with my elderly parents, they helped me with the early check in. Nice place to stay overnight in Edinburgh with free parking.

We had to unblock the shower drain on the first day which took a long time because it looked backed up. There was also a wet patch on the floor next to one of the beds, and the cupboard where the iron was stored was not well kept.

The location was great for my family (2 children aged 12 & 14) as we were able to walk to Arthurs seat and portobello beach. Supermarket across the road and equipped kitchen meant we could prepare own meals easily. We also had parking outside the property which is a bonus. My grandmother was born in this area so wanted to see. Area is residential and a bit tired looking. The flat is described as simple and it was. My feedback to host would be to add another sofa to living room as we all couldn't sit together on 1. more decoration and lamp shades would not cost very much but would add to the overall comforty. It was a convenient, clean and value place to rest our heads.

Dirty walls with holes need painting. Really dirty carpets. Door handles falling off several doors, really scary as I worried my kids would get trapped in the rooms. Kitchen cabinets / draws door - broken, unable to open, with holes. Cutlery dirty and fell apart. We washed all cutlery and the random glasses/cups before use. Table cloth dirty and with a burnt through hole. Bathroom - dirty mirror resting on the sink. Empty bottle of hand wash on the sink. Some big open bottles of shampoo in the bathroom looking like the owner just left the house. Falling apart tiles, metal things around the shower, shower leaking. No towels on arrival - I asked the owner who sent someone to buy us some cheap ones, so I appreciated that. Living room had one sad old two seater - this flat has a space for 4 adults. Tv wasn’t working. The owner sent someone to set it up, who was there for about 1 1/2 hrs, really impeding on our family time. Wardrobes filthy - one with no rail, nothing, just some rubbish on the floor. Another old wardrobe with a rail, no hangers. The curtains were not hang properly The duvet covers felt very well used and not fresh or freshly cleaned. Beds in odd spaces. No lampshades on ceiling lights. It was advertised as a free parking space but the parking spaces were full of residents and I didn’t have anywhere to park for an hour, driving around and around all the streets for a space. It didn’t say the parking was not guaranteed.

Everything. Place was filthy, unsanitary and there were dirty pants hanging on the door and dirty sock in the room. Bathroom had black spots from chronically failed general cleaning and we were seriously worried about our well being there. Everything was sticky to touch and visibly filthy. We booked for 2 nights , on arrival the host was not picking up the phone for 15 minutes, bell looked like ringing but it was not. We were so tired from the long 8 hour travel and when we arrived we seen the whole house really dirty, not have the kitchen to be able to use because there were the host sleeping in the living room and so many people living in the house that we felt uncomfortable. Then shower did not work, no hot water available… We had to leave the second night because honestly I travelled a lot around and I have worked myself in hospitality for years and we have never seen anything like this. I had guests from abroad and they were just shocked from their first night in London. Nothing like the photos, do not be fooled, we get to get lied to from the host in advance and make false promises and the communication was non existent, it felt like he had no idea what I was saying when I was explaining everything to him and denied when I told him where it all went wrong, he changed the subject and gaslighted me. Hostels with shared facilities are luxury in comparison to that. I do not understand how Booking became this place that anybody can advertise anything on here. Never ever have I been so disgusted in my life that we ended up not even taking showers and booking a new place because it was just all wrong. We found just a normal place for the same money and we salvaged our second night, but we lost 200€ for people that just decide they can do business and earn money on people’s back when they have no clue what they are doing.

The neighbours arguing all night both nights, oven door fell off, holes in the fronts of the drawers, microwave rusted and dirty, Internet didn't work, stains on carpets, uncomfortable very worn beds, no pots or pans, rubbish and mattresses at the side of the building, didn't feel safe or relaxing, this should not be listed as a holiday apartment.

The flat wasn't very clean, marks and stains on the carpet,windows were dirty with marks and finger prints and mirrors havent been cleaned,finger marks on the cupboards in the kitchen...kitchen wasn't clean looking at all The bed was too hard so uncomfortable woke up all sore The bathroom wasn't clean, there was a strange smell and the glass around the shower could do with a really good clean Also one of the drawers in kitchen doesn't open on its own you have to open the other drawer under it Over all the flat was definitely not worth the money that I paid for one night and I'm glad it was just one night

I had to ring twice to get the keys. the exterior was messy with a very poor entrance hall and stairs. the interior was not clean, dust every where, the bathroom was dirty and not in good condition. the lounge had seating for two on the sofa, a table and four chairs that were in poor condition. on our second night a chair collapsed when it was sat on. the carpets were stained. the kitchen held one small frying pan and a very small saucepan lid, there were no saucepans. the hob was greasy and had to be cleaned prior to use. the washing machine kept washing and did not spin until it was switched off and restarted for a spin cycle. all in all it was a very sad episode and not to the standard one expects from Booking .com

Oven door was broken, oven was dirty, there were no mirrors at bathroom, only light bulbs on celings. With little money it could be a very nice apartment. A shame.

On entering the property it was very clear that the apartment was in a very poor state of repair and had not been properly cleaned in some time. For a party of four, we were provided with three towels and one (very thin) pillow each. I complained to the landlord about the cleanliness of the apartment and lack of pillows and was advised that a maintenance crew would come in while we were out. They came in but no cleaning was carried out and we were left with a pack of four pillows obviously purchased from a nearby store as there were no pillow cases for them. As an example of the cleanliness issues we observed stains on the walls and carpets and thick dust on the skirting boards / door frames. I actually cleaned the wall above our bed myself. If Booking.com offered a refund I would be demanding one and I would strongly recommend anyone thinking of staying here to find alternative accommodation.

The location was OK and close to the area we wanted to visit. The landlord was very pleasant and greeted us on arrival with flowers for my wife.
