Did not quite meet the expectation that the pictures provided with some clear wear more noticeable once we were there. Finding parking felt next to impossible and we turned in our hired car a day early although we didn’t need it once there.

Reasonable walking distance from the main downtown attractions and plenty of nearby restaurant options as well as near laundry services. I liked how secure the build felt as well with locked front doors.

Our bedroom facing Newington Rd was a bit noisy during the night - from the outside (especially busses, ambulances), but also from the inside (guests gathering in neighbouring room).

I contacted the property twice leading up to our visit for confirmation and didn't hear back. It could have been a technology issue, not a deal breaker. The place was lovely.

This airy and welcoming gem was perfect for our last night in Scotland. Close to The Meadows park and lots of thrift shopping and excellent restaurants, we loved the ease of staying here. The staff was kind and welcoming. The large windows overlooked the neighborhood. Gorgeous old staircase. Modern art graced the walls.

The double doors of the bathroom left a space between them when closed, so you can see the toilet from the bed. So, no privacy....

Staff were very helpful - we arrived before 3pm and we could leave our luggage at the reception. These were sent to our rooms before we returned in the night. Location is excellent - 4/5 bus stops to city centre.

Great location and good communication from owners. Booked this during the marathon weekend so didn't spend much time in the room but it was clean, comfy and had everything we needed. Great size too. Would definitely stay again - particularly great location for the marathon start line as it's only an 8 or 9 minute walk to the start :)

Location for Queens Hall is super. The room was comfortable, the room contains all the facilities that are required by a traveler and there were some thoughtful additions too. Like reading lights, shampoo and body wash, modern power sockets and a back lit mirror in the bathroom. The staff were polite and very helpful.

There was no one at reception for most of our time there and we did a self check in late at night. everything ran smoothly so we were fine but it’s nice to have reception there in case there is an issue. there’s a phone number available at least.

Nice warm and comfortable, location although outside the city centre was only a 30 min walk in to the city or a 15 min bus ride which is right outside the property.
