Beautiful old building walking distance from the centre and opposite a lovely gastropub who does great brunch. Modern, hot shower and big rooms.

Nothing I didn’t like.

The area is a little further out from the chaos of old town but ran east 15min walk, and very close to some nice cafes and pubs nearer the meadows and student areas. The bed was comfy and the room was actually bigger than I expected: the shower nice and hot and a good little morning tea book. I did some slow mornings jst to stay and enjoy the space.

The beds and carpet need a refresh!

The staff were lovely and friendly - extremely helpful! The location was great as we could walk anywhere easily. The size of the room was good. Nice to have two arm chairs too!

Many stairs but I was forewarned

The room was on the top floor in an older building. The room was large and had all the facilities I required. May not be to everyone's tastes but certainly met my needs. Lots of eating options all around the accommodation

Breakfast was a bit confusing - it started at 8.30 which felt quite late, but it also wasn't clear where it would be or whether we had paid in our booking through booking.com.

The room was clean and comfortable and dark. It was in a good location at a good price.

I can't find fault with anything.

The lovely room with sloped ceiling (No.7) had everything I needed in a minimalist way, which I liked, but was still cosy. I liked the brochure which was clear and concise and also gave the history of the house which I loved. Roy was attentive and helpful without being intrusive. Bed was comfy and I loved the green blanket with the satin trim. House was quiet and peaceful. Bathroom was modern with good shower and sparkling clean. I didn't have a cooked breakfast, just cereal as don't normally eat much in the morning but service was excellent and choice on menu very good.

The mood, the balance of originality and modern fix. It was brilliant area, good host, nice room, other guests. Chairs and chill zone, artwork, bathroom, carpets, attitude, i loved it for the money

Loved being only 20 min. Away from the city centre, the room is very clean , warm and the area very quiet.

Just one point, it is not so big deal but drain in the shower room didn’t so smooth, maybe staff don’t notice that.

Good location to the central, lots of bus stops there. Room is really clean and beautiful traditional b&b style. First night hot water in the shower room didn’t come out but the staff take care of it immediately. The room our stay was really south side so bright and very comfortable room.

Really enjoyed our stay. Collected our keys from a key safe at the front door as the owners had emailed to say they might be out on our arrival. Lovely bright room. Clean and comfortable. Great location. Lots of shops and places to eat nearby. Plenty of buses to take you to the city centre although easily walking distance. Would recommend. We will definitely stay again.

I often travel to Edinburgh for work and always try to stay there if possible. The location is very close to old town, rooms are clean and comfortable (the tv has Netflix which is a great addition for the evening). The breakfast is good and the owners are very kind and accommodating towards guests. Highly recommended

A very minor point, but I felt that there could have been a better selection of tea and coffee. Possibly also a 'please make up my room' door hanger.

I have very little I didn't like about this place, but again I only stayed one night.

I booked this last minute since my flights got messed up so I arrived a day earlier than expected. This place exceeded my expectations. The host reached out via text hours before I even got there just to give me any info I might need, and the space itself was lovely, secure, and centrally located, which was exactly what I needed.

Room was so cold when we arrived and it took few hours until the room got warm!

Clean and spacious room! Very quiet during our stay and the staff was really nice! If you want a good place to stay while in Edinburgh this is the place!
