Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.

All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.

By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomWe didnt pick up on Booking.com that this was self catering. It wasn't a problem for us, but it could have been made clearer it wasnt a hotel.
The room was a good size with an amazing view. HIgh finish throughout the venue.

United KingdomQuite expensive for accommodation with no staff and a room without a view, breakfast or facilities like a TV. Having said that, they do clearly state they are a sporting lodge, rather than a hotel. I think the price is for the location, and I would definitely stay here again.
Tay House is a beautiful building in a great location. The house itself is quirky and interesting to look around in. The rooms were spotless, and the bed was extremely comfortable! Host is very trusting and leaves guests to get on with it. There are kitchen facilities for making your own breakfast (though we just went next door). Sonos sound system in the main area is brilliant! Plenty parking.

United KingdomWe knew that we had to get our own breakfast at time of booking, however were very dissappointed with the choice of products. No Meusli, fresh fruit or fresh pastries, croissants ! Cornflakes, cocopops and mass produced muffins and cake were a poor substitute considering the cost of the accomodation.
Beautiful property on the banks of the Tay in the centre of Dunkeld. Great room , comfy beds and excellent shower.

United KingdomI didn't get it. I believe Tay House is normally rented by shooting groups and for that maybe it works, but as a guest house not sure it does. The lounge and dining room are dark, with heavy furniture. Although for guest use, the owners use the rooms with their office at the rear of the lounge, which made it uncomfortable for one to make use of as I felt I was in their space . The staircase up to the bedrooms seemed un-renovated and somewhat grubby. What really let's Tay House down is the breakfast. It wasn't laid out for guests. All the items are to be foraged for in the fridge and cupboards. Again, I felt I was invading someone's person space. The lack of quality of breakfast was astounding, and as the owner of holiday accommodation, I found it lazy; Conflakes, CocoPops and Rice Crispies, Shop bought sliced bread and factory made and packed muffins. There was nice jam and smoked salmon, which was unopened, so again, I felt uncomfortable opening it. It was very basic, and again, you just had to dig around to get it. What is surprising about the basic-ness of the breakfast and how uncomfortable the way one has to find it for yourself is that their is such an easy fix. There is an award winning bakery less than 200 yards away. Why provide cheap produce from the coop when they could buy artisan made fresh baked, pastries, and bread for guests from around the corner. At over £200 for 1 person per night I honestly expect more quality and attention to the guest experience. They should lay the breakfast out in the dining room and remove the office equipment from the lounge so guests can feel they can use the space, and its not the owner's personal space. I am not a TV addict but when away like to catch up on local news etc, but there didn't seem to be any TVs in the public spaces or bedrooms. Again, maybe for a shooting party, group of friends it would work, for me I didn't get it. It felt well! Lazy.
I saw the renovations of Tay House take place and out of nosiness wanted to stay. The bedrooms are well furnished in a Georgian style and very comfortable. The bathrooms clean and unfussy. The location is great for access to the town and for views of the river. The welcome was pleasant and they have thought of everything for your 4 legged friend.

United KingdomAs previously commented by others the listing of this place must be far more clear in describing it as self catering. We mistook it for a hotel, which it most definitely is not. The description hasn't been updated yet. For self catering accommodation the price is high. Although the accommodation is very well finished and comfortable (as noted above), we thought the rooms were missing some basic equipment such as a dressing / full length mirror, a small fridge, a TV (noted re the replies below, but still, for the price this is pretty basic), iron/ironing board, and some milk for the coffee etc.
Very well appointed self-catering accommodation, overlooking the river in the centre of Dunkeld. The public rooms were very well furnished and comfortable to use. The shared kitchen was also very nice, new, accessible, very clean, with good facilities within it. The rooms we had were also very nicely furnished and very comfortable, though the view to the rear is a dark courtyard. Beds were comfortable with good linen. The en-suite bathrooms were also nicely finished and very clean. Overall the accommodation was spotless and very well kept. There is free parking available within the accommodation carpark directly opposite the building. There is also a decked seating area right on the river also for guest use. There are two very nice pub beer gardens flanking this, belonging to the hotels next door. Dunkeld itself is very nice, with some good shops. The Aran bakery is wonderful. We had dinner in the bistro of the Atholl Arms Hotel next door which was good. The Perth Arms pub was very poor.

United KingdomThe first room we were offered was very small so asked to be moved. They were quick to do this but it did cost more. There was a constant humming noise that was a bit off putting at night. They reckoned it was from the property next door and did point out other guests had complained. Although we enjoyed our stay it's not somewhere we'd go back to. It felt over priced. We usually prefer an apartment or house and this didn't feel value for money.
Tay House is a lovely building that is beautifully fitted out and perfectly located in Dunkeld by the river.
