The property is on a hill, 3min steep walk but manageable if you take time

Last minute booking, it is very spacious. Walking distance to the beach (5min) and city (10min). No buffet breakfast/ dine in breakfast due to pandemic but they have good warm breakfast you can pre order which comes with fruits, muffin, juice.

Difficult to find anything but I would say that a larger fridge is preferred. Large enough to hold a bottle or two of white wine.

Breakfast was excellent even though it was taken in the room due to Covid. Good choices and well cooked. Amy was very good at answering any requests we had. View from the room over Porthmeor beach was fabulous as was the guest garden area. Location nice and quiet yet just a short stroll from the centre. Bed was very comfortable and shower room was very spacious. Would not hesitate to stay here again.

The hill to climb every time we returned to accommodation, but we our in our 70’s but not a problem for young ones

What a lovely stay. The location is spot on being close enough to walk to the beach or to the town centre. The rooms are light and airy and the view from our room was awesome (over Porthmeor beach). Lovely breakfasts too. Fabulous all round.

The only thing I’d note which isn’t really a negative but to get to the beach there is a huge hill which some may struggle with!

Perfect location with a stunning view. We had a great breakfast every morning. Hosts were very responsive. The coffee machine and little fridge in the room were lovely touches.

We loved our stay at Ten Ocean Beach! Amy & Toby we’re so welcoming and helpful.. The room was very comfortable and had everything you need. Tea, coffee, decent hair dryer, iron and ironing board etc. Amy would knock and leave the breakfast outside our room around 8:30. It was nice to have breakfast in bed everyday! We didn’t have the sea view room however as soon as you step out the front door you can see the beach. We used the garden a couple of times for a couple of drinks before we went out with a gorgeous view of the beach & sunset. The beach is about a 5 minute walk and it was the nicest beach! We walked into the town and back every night for dinner & drinks which is about a 10 minute walk. There is a short steep hill to get back to the accommodation but it literally takes 2 minutes. This was a lovely accommodation and I will definitely will be returning to Ten Ocean Beach :)

Nothing. We knew that there was a steep hill up to the property and yes that was a bit tiring if we did it a few times a day, but the view from the property made it worth it.

The sea view room was exceptional- lovely and comfortable with an amazing view. Everywhere was very clean. The Covid protection arrangements were also excellent. We could order breakfast to our room each morning and if we required anything replenishing in the room, a text to the owner meant the request was quickly dealt with. Amy was really helpful with anything we asked for. In fact, I would say I prefer this way of doing things as it was very relaxing not to have to go down for breakfast and I also liked that there wasn’t someone in and out of your room for housekeeping. So you could just settle in and relax!

I can't fault anything with our stay at Ten Ocean View. Our room was spotlessly clean, with everything we needed and a great size bathroom with lovely shower. The breakfast delivered to the room each day was super fresh and actually too much for us with juice, a fruit pot, a mini muffin and then our choice of breakfast (can highly recommend the Cornish cheese omelette). Bonus having the Tassimo coffee machine in the room, as well as a kettle, and Amy was very generous with my requisitions for more coffee pods (I do get through them!). Amy is a great host, always very responsive on text, checking everything was ok, checking up when we needed clean towels, and even making us bagels to take with us on our early morning drive the day we left. The location of the guesthouse couldn't be better, it's lovely and quiet and a very short walk into town, either by the sea or by road. We would definitely stay here again :)

The breakfast could have been better, perhaps a couple of cooked breakfast options as there is only smoked salmon for meat/fish eaters. No housekeeping currently due to Covid restrictions although, for the price paid we were expecting there to be similar to other places stayed on our trip.

Amy and Toby made our anniversary extra special with balloons and roses; very unexpected and a wonderful surprise. The view is truly breathtaking, and was great to have breakfast delivered to our door every morning so we could enjoy it properly. The place was spotless, the shower was fab, and the coffee machine an added bonus!

Ten Ocean View is absolutely lovely and well situated within 2 minute walk from the beach and St Ives. We stayed in the Porthmeor room and the view from the bay window was incredible! Room very spacious, comfy and clean. Amy was fantastic from the moment we arrived and the moment we left! Highly recommend this B&B and we will be booking again for next year!!

St Ives is a lovely spot to visit and Ten ocean view is a good walk up the hill from the front.
