It was not clear that the reception was the bar of a pub restaurant. The location of the property, being in this bar, took a long time to find. This could have been remedied with clearer instructions. It was far from welcoming, with various sulty bar staff passing us on to others as we waited. They seemed not to be expecting us, even though I had stated an arrival time, so they did not have the room codes ready and then gave us a code that could not access the room so we had to use a different room with a code that worked. The whole check-in took way too long. The rooms are above/behind the bar restaurant and there is a lot of pub noise until late on. These people are not in the hotel business, the room was nice but the service was appalling. I wouldn't bother staying here again.

No Internet, no hand-wash. Lack of reception area makes it difficult to know where to go to check in also where to turn to if there are any issues.

Nothing major, rooms are up a number of flights of stairs, and view of the very scenic town and river adjacent were a little restricted from the room, but generally very nice.

After reading the reviews was unsure about how this was going to pan out but have no bad words for the place, good location, good room, clean place. Some of the reviews say it’s difficult to find, it’s not difficult at all. Great place to stay if you want to visit Leamington Spa.

Cobwebs on the ceiling and we found a half eaten bread roll in the bedside cabinet. The toilet seat bracket was loose and so the seat kept moving. Check in, had to be done at the bar, however, The whole downstairs area was being used for a private wake and we felt as though we were intruding. The staff were extremely busy which resulted in us ha Bing to wait 10 minutes to be checked in, whilst being surrounded by people attending the wake. When we left in the morning, the bar area was closed, therefore there was no one available for us to express our concerns.

Nice large comfortable bed and modern furnishings. Lights worked well and carpet was clean. Room was large and shower, bathroom was adequate.

Google maps was confused by the address so took us a while to find it. It was hard to work out how to get in... staff in the bar seemed unsure initially until one person took charge. He was then very helpful and friendly.

This is perfectly located at the bottom of the parade, set back by the river so in the heart of everything yet peaceful. Bed was huge and comfy. All very clean.

A red flag for me & a colleague who also stayed here was the security system which was a 4 digit PIN instead of a proximity card. The receptionist/manager spoke the code out loud right next to the bar for anyone to hear and literally covered another guest's PIN with his finger so I couldn't see it. This is really not a secure method of doing guest access and should be improved immediately. The bathroom was a bit lacking - no toiletries in the shower except something seemingly left over by another guest - oh, and the loo seat fell off. The jammed, cheap curtain rails don't give a great first impression - an easy fix I'd say especially considering the good quality of the room otherwise.

The location is right by the riverside and would make an excellent summer stay with terrace drinks etc. The rooms were in a modern annexe and clean, comfortable and modern. The bed was very big and comfy, an epic sized TV on the wall and lots of USB charging in sensible modern locations by the bed. The fan, heaters, ironing board and iron were all very useful but not required on this trip. It was convenient and easy and pretty good value.

A few repairs needed sorting out....interior door handle & bottom of the shower head rail were hanging off. Only 1 tea bag & 1 shower/body wash This by no means affected our stay Strictly a 3pm check in!
