How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Almost Nothing! Only small detail, the bathroom was so cold!
The host, Jon, was very kind and attentive. The flat was so chic and comfy, The kitchen was so great, fully equipped. It feels so much like home. They provide good wifi connection, SkyTV+netflix. It was a short walk from bus stop where you can reach University of Warwick, Coventry city center, & Leamington Spa city center in a short bus ride. Leamington Spa city center was a 10-15 minutes walk from the flat. So it was very convinient.

I’m picky but honestly there was nothing to not like.
What a gem! Property was clean, well equipped and extremely comfortable. The bed was one of the most comfy I’ve slept in with lovely fresh smelling bed linen. The host went above and beyond to make my stay perfect.

Rare for a review, but honestly we don't have any 'didn't likes' to mention about this place
Good location, nice area, short walk into Leamington. Everything you need, kitchen well kitted out, furniture, TV, decor etc good quality & clearly owners didn't scrimp on costs fitting the place out

Very minor quibble - a bedside table and lamp on both sides of the bed would be better than just one side.
Location, facilities, decor, layout. Very welcoming host.

I was so lucky to find such a comfortable and well equipped studio to reside in whilst I was working in Leamington. The hosts were so helpful and accommodating. I will be booking again next time I am in the area.

The hosts were so welcoming on arrival, and didn't mind that I changed my arrival day or time - very accomodating. Apartment is located in a separate coach house on the property, so very private and not bothered by anyone. If you needed anything the hosts were happy to help. Kitchen fitted out really well with all the utensils, tools and appliances you would need. Really cute apartment with wifi and sky TV. Lovely stay!

The only minor problem is that there is a bit of noise coming through the window from the cars driving on the road, but it's not been a big problem and we were still able to sleep absolutely fine. Overall, nothing really to complain about.
We had a great stay at the Coach House! The location is perfect, very close to the centre of town (5 minute walking), with free on-street parking right outside the property, which was perfect. The house has everything you need and is very comfortable. The kitchen is very well equipped, the TV worked well and everything was as expected. The Wi-Fi was very good, which is nice and useful.

Not a complaint, but for anyone with mobility issues please be aware that the bathroom is downstairs from the bedroom. There is a stair rail to assist.
Excellent host. Superb instructions for getting in. Extremely helpful with the one question we had.

We stayed over the Christmas period in order to visit relatives in Leamington. We wanted somewhere more ‘homely’ than a hotel room and we found it! The Coach House was perfect for our needs and provided a comfortable independence at a busy time of year. The secure set up, also allowed us to come and go as we pleased. Jon was a fantastic host, sent us detailed instructions of how to get in to the apartment . Welcomed us when we arrived and made sure we had all we needed. In fact Jon went above and beyond when we lost our car keys on our first morning ! and at some awfully early time in the morning gave us a lift to a nearby golf competition and helped find an local locksmith to sort our dilemma! A true gent and exceptional host. Thankyou Jon
