i realise its a holiday area but maybe a idea to do the cooked breakfast for people who have to leave for work early ie between 7am-8am and keep your 9am breakfast times for holiday makers

only stayed 2 nights for work purposes lovely house quiet neighbourhood nice host had a nice comfortable bed . the owner go up early to make me some tea & toast for breakfast ,which was appreciated .

Mine and my husbands stay was lovely Linda and Alan were brilliant hosts and everybody got on with them like they were family I would definitely stay again and i would score them over 10 if I could just for being them best place I’ve stayed in sketchy

The steps were a little difficult, but all my luggage were carried for me, so l just took my time.

The breakfast was excellent. I even managed to have my lightly boiled eggs, brill. The guest house was only ten minutes from the centre of Skegness and the Bingo hall just five minutes away. Will go back.

Loved everything about lyndsay guest house been about 4 times now excellent hosts very welcoming exceptionally clean and everything you need for a comfortable stay location brilliant parking no problem gorgeous tasty breakfast coffee machine in room highly recommended you will not be Dissapointed linda and Alan are warm-hearted people very genuine wouldn't stay anywhere else now we will be back soon

Absolutely nothing to complain about.

We have just had a lovely four night stay at this wonderful, homely guest house. It's located within easy reach of everything you need but not too near to be disturbed by the hustle and bustle of this busy seaside town. We were made to feel so welcome by all the family and nothing was too much trouble for Linda or Alan. The cooked breakfasts were amazing with such a variety of cereal's fruit and yogurts and not forgetting Lynda's delicious fresh home baked bread every day. Linda had thought of everything to make our stay comfortable by providing bottled water every day and Horlicks and drinking chocolate which we enjoyed in the evening, there were even freebies on the landing of everything you might have forgotten to pack. There was a beautiful little courtyard at the front of the house with plenty of seating to catch the sun which was lit up at night and plenty of car parking space in the street.

Excellent breakfast. There was everything in the room if you needed it. The hosts of the Guest House were very friendly. I would go back to the Lyndsay boarding house if went back to Skegness.

Excellent location just back from the promenade. Nice and quiet for a good night's sleep but within easy walking distance to the main facilities. Nice room and good choice for breakfast including lovely full English.
