Best breakfast of any hotel we've ever stayed at, truly exceptional. Beds also comfy. Not great for wearing of heels as itsa very old building with uneven floors!

There's a bit of traffic noise in the early hours, but nothing inappropriate considering the location in the centre of the village. Because of the great age of the building the floors and staircases are uneven - you really DO need to take care!

A friendly and thriving pub in the middle of Dedham; the staff were great and extremely helpful when we needed them. Breakfasts were good and filling.

The room was a little noisy as it looked out over the road. Possibly, the hotel owners aren’t allowed to install modern double-glazing, so it’s not great when Co-op delivery vehicles arrive early in the morning, and park directly outside with engines running. There's not much the hotel can do about it.

The Marlborough Dedham is a beautiful, authentic, half-timbered Inn that has been around since the 17th century. It lies at the centre of the village, just across the road from the 15th-century church, St Mary’s. The staff were extraordinarily amiable and welcoming. You access the rooms through a small doorway and climb steep stairs, which might be tricky for some. The rooms are naturally old, and our room had a sloping floor, adding to the charm. Most importantly, the room was comfortable, and the bathroom was modern. The room was well-equipped, but don’t expect modern air-conditioning. We didn’t eat there in the evening but enjoyed a fabulous breakfast the following day (they serve breakfast until 11:00u). We didn’t have a better-tasting full-English breakfast anywhere else in England during our recent trip. I’m sure they get everything fresh from local, trusted suppliers. A few words about the location: there are very many local walks. In particular, the walks along the Stour towards Flatford Mill (starting from the Boatyard) are a delight. St. Mary’s is an interesting church and worth a visit. There are also many traditional tearooms and pubs. We’ll be going back for a second visit.

Our room was over the car park and a panel van delivery at 5.25 am was unhelpful. The location on the main street allowed some of the local jokers to be noisy.

Really super country pub with well cooked pub food. The breakfast was ample.

Clearly can’t be avoided but a 6.30 am dray visit was not welcome !

We hope that next time we stay the kitchen will be open. Tiptree tea rooms is a very average establishment these days

Lovely pub in a fantastic place. Everything was just great. Friendly staff Breakfast was in a tea shop across the road as the kitchen was closed due to a fire previously. It was a really good breakfast in a charming café . Had an excellent stay

We were not advised in advance of the fire issue. They have a good name for their breakfast. Shame we didn't have it!

Due to a fire in the kitchen a month before we arrived, we were sent to a different establishment for Breakfast. No food at all in our hotel.

On first impressions going into the hotel, the carpet throughout downstairs was very old and shabby. In my view it let the whole hotel down as the rest of it was quite lovely. .

The room was very clean and tidy. The staff very helpful and an excellent location.
