The beds were a bit short. I'm about 6' tall and my feet stuck out of the end.

Some of the building is in need of refreshing. We found the pillows uncomfortable but I appreciate that this is a personal thing. (My wife would normally take a pillow from home if we are dealing for several days)

Location was great for visiting beaulieu and the New Forest. Staff are friendly and very helpful. Room was quiet, comfortable (except pillows) and clean. There was plenty of hot water for bath/shower. Food was good 'pub grub' style, which suited our needs.

Room was very basic. The shower was a good size but the actual bathroom was very narrow and cramped.

The room was clean and comfortable.The breakfast was great with a large choice of different food and drinks. Couldn’t fault the Full English breakfast - delicious. All staff we had contact with were friendly and helpful.

The breakfast menu was different to the online menu so was a bit restricted on some of the hot food choices. (no lighter start menu) Our room (room 3) had a router on the ceiling?? (see pic) so at night time it was really annoying & flickering. It kept us awake as it seems really bright in the dark. I am epileptic so was not great for me.

Minor points - could do with a light near the dressing table. (However there is a light near the mirror near the door but no plugs there) The bathroom door sticks so it can be noisy to open and close in the middle of the night.

I would certainly stay here again but the property is really a little tired and would benefit greatly from a makeover. The shower tray/door joints in our room leaked and it was clear this had been so for some time. There were quite a few scuff marks and paintwork and wall paper need addressing. The exterior of the building needs work, some of the sills and window frames need work.This would not stop me from staying here again as everything worked well and there is a happy ambience but the whole place needs a facelift!

Our room (Dog friendly) was basic but clean and comfortable and well serviced. Breakfast was generous and a good selection on the Continental table as well as cooked. The dinner menu was comprehensive and we had an enjoyable evening for our first evening. ALL the staff were helpful and pleasant and clearly love a dog!

Lighting in the room (Room 11) was poor, made the room feel a bit dingy and dark. The pull cord for the bathroom light over the sink was very short and needs to be replaced.

Friendly, helpful staff, good breakfasts, nice breakfast room and eating/bar area. Great location and great to be able to park at the hotel/pub. Nice big room ands bathroom. Dog friendly.
