How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

There is nothing. not to like about this wonderful establishment.
This was a wonderful experience . the room was stunning with a comfortable bed and tasteful decor. The enormous bathroom was a study in good taste , inclusive of an enamel bath.. The host Marshes was just brilliant

Absolutely nothing negative to say about this venue at all
Marcia & John were great hosts, they couldn't do enough for us throught our stay. The location was perfect for our weekend over New Year allowing us to visit family. Facilities at The Oaks were excellent and very spacious, the bed was very comfortable - breakfast, well - what can we say?!! Thank you very much for a wonderful weekend break - we will be back!!

This is the B&B of all B&B's. We have stayed at numerous places and this is by far the best. Breakfast was amazing, freshly squeezed orange juice, home made bread and full English, enough to set you up for the wholes day. Accommodation fantastic, we had our own lounge to relax in, the Marcia and John were were great.

That I didn’t stay longer
The breakfast was 1st class, the friendliness of Marcia who met and greeted us with a smile, showed us around and made us feel very comfortable, a 2 night stay I will never regret, an all round wonderful experience, one I recommend to try and you will enjoy

We stayed at the property while we attending a funeral of a family member. We travelled a long distance, but our hosts were very warm and welcoming. The location is beautiful, and only a short walk from Swaffham town centre. A delicious breakfast was prepared in the mornings which helped set us up for the day. Thank you very much for making it a lovely stay in light of such sad circumstances.

Extremely hospitable and friendly hosts and the breakfast was amazing. A very interesting lady who is a novelist, we bought one of her books.

Lovely time at the oaks, beautiful fresh cooked breakfast with freshly squeezed orange juice and home made bread. Room lovely decor and comfy beds. Hosts lovely friendly people, we didn't want to leave.

We were made to feel welcome and comfortable. Lovely to sleep in a quiet room and to have the use of the spacious guest living room and a luxurious bathroom. Breakfast was a real treat - great choice and excellent quality food.

Everything! The host was so welcoming - and the house beautiful! Parking on site too! Our rooms were all tastefully furnished and the linens and toiletries were of the highest quality!! The breakfast was one of the best we have ever had - fresh fruit salad, homemade bread and everything you could imagine on the breakfast table - along with freshly cooked breakfast to order! Mmmm 🤔nothing that springs to mind.
Fabulous breakfast, serial, fruit, freshly squeezed orange juice, the best bacon and sausage I’ve had and freshly baked bread…. Brilliant plus there’s more I’ve not mentioned.
