Our room was a lower ground floor & the internet didn’t work well at all ( suspect the thick Georgian walls)

A very comfortable room with good bathroom, well located in King’s Lynn to walk into town via the lovely ‘Walks’ . Very pleased with the undercover & secure bike storage & the remote check in very easy . Breakfast room very elegant & a decent breakfast with good service.

Access was a bit of a bind had a lovely front door but you had to go around the back past the dust bins

Ceiling a little low in our room

Lovely place to stay. Great location close to town, good to have parking on site. Room had everything we needed. Lovely breakfast freshly cooked and friendly staff. Self check in worked well. Would definitely stay again. Nice to have somewhere a bit quirky.

The distance between the wc and fixed shower screen was quite limited. I am under 1.8m and could just about manage. Anyone taller might struggle!

Despite being at semi basement level our room was very roomy and beautifully presented with a huge really comfortable bed and lovely modern bathroom with walk in shower. Tea and coffee facilities were available in the room. Breakfast was provided in the Drawing Room, another well presented and comfortable room with some quite interesting artwork on the walls. Self service cereals and yoghurts were available, nice thick bread for toasting (a toaster that works effectively!) with the usual marmalade and jams. Quite limited choice of cooked breakfasts were available, but everything was cooked fresh and the poached eggs and bacon were excellent!

I can honestly say this is one of the best small family run B & B/Hotel I've stayed in. The building and decor are Beautiful. My room was spotless, comfortable and very clean with a lovely view out to the garden. My cooked breakfast was lovely (very good poached eggs) with a variety of cereals and fruit. The old Rectory is definitely value for money and I fully recommend this accommodation if your staying in Norfolk.

I didnt stay longer

This room was just lovely. Sadly I arrived late (traffic) and left early. If I liked in the UK, I would book it for a week and have a lovely rest and look around the area. It is close to Sandringham, which is why I went and had off street parking. The room was luxurious and beautifully decorated. Lovely bathroom. I had the basement flat which had a large window opening out onto a small table and chairs, and the back garden was so pretty with places to sit. I didn't have time for the breakfast so made my own. I received a code which let me in and then found an envelope with my key, so didn't see any staff.

The wifi didn't work in our room in the basement and we could have done with some extra pillows. But apart from that everything was lovely.

This a lovely B&B in a beautiful old house in Kings Lynn. The owners were welcoming and friendly.

Quite a lot of stairs to get to the room as you have to go down to the basement before you start to ascend.

Great instructions for check in, lovely room and very comfortable bed. Breakfast served by the owner was fab too. Very useful secure bike storage shed close to the entrance.

Smell of damp in the hall which pervaded in to the room by morning

Quiet, ample parking, delicious breakfast, comfortable, walking distance to the town centre, the muntjacs in the garden.

The tiny bathroom - I'm glad we are both reasonably slim otherwise moving around would have been tricky.

Lovely tasty breakfast, especially the bacon. The room itself was pleasant with a very comfy bed and well furnished.

I liked everything. The secure bike storage was great, the keypad to get you in, the unattended check in. The room was great, the shower was lovely and the beds were so comfy. The breakfast was great and the people were fantastic
