The location was really good. The room was on the small size for 2 adults. The steps were a little hard to get up the a suitcase and a walking trolly. Needed help from staff to get in and out every time .

It was cold, even with the heater on all of the time. The toilet seat was moving from side to side. Needs updating.

The location was great and the lady on reception was very pleasant and accommodating. The shower was hot and we liked having a balcony.

Doors slamming when people arriving home but think they are fire doors, also noisy guests but that's not the hotels fault.

Stayed here several times now, great location, clean tidy rooms. Laura is lovely, very accommodating, friendly helpfull. Definitely staying again soon.

It does state that breakfast is available. However it isn't in this hotel its in the sister hotel. No information given about this on arrival. The room was clean but very dated and worn. The lift only works at certain hours. My husband is disabled so this was not great.

Location was superb. Across road from pier and all amusements. We had a balcony room which was lovely. Overall hotel was very clean

The breakfast that is offered is not actually offered at this hotel, it's offered at a "sister" hotel which is at least a 10 minute walk away; you walk past numerous cafés that serve a cheaper breakfast! The breakfast is also noted as £5 per person, but it's actually £6. I also found the shower to be very cramped, but not as cramped as the small alcove that was barely big enough for the toilet. There was also a very loud noise that went off at various times, that startled me at 8pm on my first night, then woke me up at 4am on the second night. From personal experience it sounded like an issue with the boiler. The kettle was placed on a chest of drawers near the door, but the cable to plug the kettle in was not long enough to reach the socket behind the chest of drawers. This was very poorly thought out as there was no way the cable was anywhere close to long enough. I would rate the hotel as very average, edging towards poor, but it didn't stop me enjoying my weekend in Skegness.

The view and the balcony were lovely, and the location is brilliant. The hotel staff were pretty friendly from the little interaction I had with them.

Fire alarm sounded 1.30 am. ( that can't be helped). No staff on site. Manager turned up after phone call, went inside and silenced the alarm. Told everyone to 're enter. Shouldn't the fire brigade be the ones to do that...? There was no brigade attendance.. worrying... !

    Good location.

Old fashioned, tatty, tiny ensuite, toilet had airlock that hummed and rattled floor in room for ages each time flushed and plastic toilet top was yellowing in stripes, walls both sides of loo quite tight and toilet roll on toilet top. Hot water to sink? Didn’t try the shower, no seals needed regrouting, didn’t look promising. Something previously screwed over bed had been snapped off leaving screws and bits of plastic. Lift turns off at 11pm and not on in morning and stairs are steep, I’m disabled . Back door to parking through manky entrance. States you can book breakfast on arrival but closed. Paid extra for balcony room, one chair so couldn’t sit outside with a cuppa and no milk or spoons anyway. Paint peeling and balcony fronts dirty. I was excited to have a balcony and was trying it out with potential for the reggae weekend, disappointed.

    Balcony, near town and seafront

Dated, grubby skirting boards, shower curtain and mattress on bunk bed was so uncomfy. Also the restaurant/bar is closed down.

Extremely close to everything you need. Only came for a weekend and had the cleaner in which was good.

The exterior of the hotel could do with some updating. The sea view room was quite compact to allow space for the balcony. Everytime we flushed the toilet it caused a droning sound from the pipes which was irritating, however we found switching the tap on sfter flushing stopped the noise. The bathroom was definitely on the small side with barely any space to move. The right hand side window leaked during the rain. The elevator stopped working earlier than stated on the door which meant we had to walk up stairs in the evening. We came down for breakfast, however due to lack of customers in the hotel breakfast was not being served.

The location was great as it was close to the beach and attractions. Our room had a lovely view.
