How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Can’t say that there was anything I didn’t like apart from a squeaky sign outside our room in the wind…and when water was running was very noisy.. but didn’t really bother us

A wonderful find! The management are highly professional and the establishment is impeccably clean. Breakfast in the cafe was delicious.

Ground floor so a bit hard to open windows for fresh air, king bed a little uncomfortable in the middle, maybe it was two singles?
Fabulous property; lovely hosts, great facilities, good wifi, immaculate bathroom. Joined a super yoga class on site and delicious cafe.

Everything was spot on The room was clean and warmed on our arrival .The place was quiet. Very good products in the bathroom. Even for 1 night stay we found everything we needed in the room. Provided coffee and tea too.Have a cafeteria with breakfast. The people recommended the pub across the street for the dinner- very welcome and with good food. We received exactly what we needed.

It was good to have a ground floor room as we always travel with our dog. The staff were all very friendly and we enjoyed chatting with them. The bedroom was large with plenty of room and power sockets. Shower was powerful and good temperature. There is a simple good menu including burgers, soup, homemade cakes etc.

The on-site cafe/bar closed at 4pm and a full breakfast was not available until 9am.
Quiet, safe, village location. Large, clean and comfortable ground floor room. Dog friendly.

The tv in the room had a bad signal, but wasn't a problem as we didn't really watch it. King size bed a little uncomfortable (? Join in the middle). Otherwise very happy

Fantastic! Lovely people, very helpful and friendly and a, great location, a really beautiful village, close to Northampton but peaceful and scenic. The room was lovely, secure parking and the food is homemade and delicious. We will definitely be going again.

Excellent room, very clean and spacious. Paul, the owner, called to check on us as we were running behind schedule and he personally stayed with the keys to meet us.

Had to run the hot water tap for a few minutes before hot water came through to the tap. There was a notice advising of this. Water pressure to the shower was very poor and the water was not much more than a dribble.

Very modern facilities in a quiet location. Paul was very professional and polite to ensure your stay was perfect. Part of the establishment was a very good cafe serving quality food and drinks. Also plenty of parking available.

Wonderful place with everything you need for a comfortable stay. Lovely cafe & bar on site with plenty of veggie & vegan options. Resident cat & dog add to the surroundings! Love the fact that it’s pet friendly. Paul is a great host and we’ll definitely be back

We might sound fussy but the bed could’ve been a bit more comfortable and the shower was not the best , another bedside table would’ve been good
The owner couldn’t have been more accommodating as we were late checking in due to traffic, loads of off road parking and we had a trailer , lovely quiet spot in lovely village, super friendly staff and really good fresh cooked food options in a spacious cafe lounge bar , you could also eat and drink outside on nice benches in the garden area outside the cafe lounge , we were also not rushed which was lovely . If we return to this area we will definitely use the Roade house again many thanks.

The only thing was the bed was two twin beds joined together to make a double and along the Join it could be felt and was squeaky.

There were tea and coffee making facilities available in the room but a small fridge would of been nice to store drinks and snacks.
The staff and owner were all very friendly and welcoming and the room was lovely. Breakfast was not included in the price, but is available at the bar/bistro which although a little pricey was delicious. The location in the village of Roade was ideal and easy to find and we would definitely stay here again.
