The building was not finished, and there was no human meet and greet. The instructions on gaining access were long and complicated. It was unnerving to enter a silent building past the dark and derelict bar. The decoration was patchy and missing small but crucial facilities such as a towel rail. The loo seat was precarious. The lack of breakfast was serious. But good luck with the project.

10/10 for attempting to renovate this important historic property. It has been and I hope will be again a beautiful building.

The unmanned check-in is a total pain. The "emergency" contact number is just an automated message in a robot voice. Met other guests that had the same issues getting access initially. The details weren't sent in time for 3pm check in, and the website to do the check in didn't recognise my booking number for first 40 mins. Even just having a human on a phone would make this so much easier to deal with.

Both rooms were freshly decorated. Beds were comfy. Not too noisy and very well located.

Room a bit small, kettle could have a longer cable, not enough milk tea etc for 2 nights Long way to carry cases up to the room as no lift.

electrical wiring seemed dodgy. location of plug sockets. someone else’s clothes left in room. unpainted plaster wall in room. no thought given to how customer will use space eg proximity of mirror and plug for hairdryer, no hooks or shelves in bathroom (which is very cramped), sash window unsafe (dropped down dangerously) Nit the property’s fault but there is nowhere in Kircudbright to get breakfast before 10am. Expected better for price charged.

Nowhere to put toiletries and toilet bag in bathroom - would have liked cabinet, table or shelving. Ridiculously small kettle. Would have liked some sort of netting over windows to screen room from the street.

The rooms cleanliness could be improved. The trash bin was overflowing when I got there, and a towel is left on the bathroom floor in a heap, making me wonder if things are changed after the last guest left. I also saw a bug in the bed at night.

The location was great, very central and only minutes away to places I wanted to go. The room is very spacious with a nice street view. The self checkin seemed a bit confusing at first but was actually very straightforward and flexible. The staff sent me all the info I needed beforehand and were welcoming.

A well appointed location, quiet, very central and close to local area of green to sit and read with great view across the Solway Firth Self-check in was easy although there was perhaps too much reminding beforehand to check emails on how to do this - a facility to respond to the owners that this has been done might be an idea. Will certainly book there again.

We were initially anxious about getting into the hotel since there was no reception, but it all worked out very well.

We liked being in the heart of Kirkcudbright and had wonderful walks nearby. The restaurant next door was grand for morning coffee, scones, breakfast. There was no management present but the directions for getting into the building and into our room were excellent and worked well. We had a window onto a main street of Kirkcudbright and could enjoy watching the locals passing through and by, but the streets were very quiet at night for sleeping. They provided a very nice variety of cookies for our tea. The room was bright and cheery. We enjoyed being there.

Running water is dangerous for children as it goes from hot to cold within seconds, hot been boiling. There are no plugs to have a bath either. The Tv remote didn't work. One of the buttons to move upwards is not working, so children couldn't watch TV. Shouldn't be advertising as a boutique. It's a basic room and nothing more.
