just amazing, a lovely lovely welcome even though we were late. A super studio apartment with all you could need, spotless too, everything worked. plenty of secure and off road parking. lovely grounds if you are staying more than the one night that we did. A lovely check out too. We have booked to come back in July.. says it all really

Lovely hosts, very welcoming. Came out to meet me and showed me to my suite and highlighted all the facilities. The suite was very well equipped and the house itself is lovely. Parking super easy unlike the centre of Leamington!

Perfect location for the Expo we were attending. Gorgeous property, very high spec of rooms. Fabulous hosts, we couldn't have been made to feel more welcome. Rooms were really terrific, space to eat takeaways in comfort and everything you needed and more was available. The honesty 'bar' has just about anything you may have forgotten too! I travelled with a colleague but as a solo female traveller I would feel very happy staying here.

I had the most wonderful stay here and it started the moment I pulled into the driveway. The gardens and water surrounding the property had an instant welcoming impact and I knew I was in for something special. I was very warmly greeted as soon as I was out of my car by owners Maria and Phill who looked after me from the off, they are lovely! My room was ready early which I wasn’t expecting, but really helped me out as I was heading out to a wedding a few miles away at Warwick House which is a short Uber drive down the road. It meant I had time to relax and enjoy everything on offer and get ready without having to wait or later rush around. I stayed in the Delux Suite and it was simply stunning. Every detail has been carefully thought through to ensure you have everything you need and I honestly felt I was being treated to a bit of luxury. Everything in the very spacious room was perfect, spotlessly clean and so comfortable and it was topped off with a gorgeous large wet room bathroom. The room had a Velux balcony looking out to the beautiful gardens and water features. Facilities here are impeccable. Maria and Phill truly know how to make their guests feel welcome, I smiled the whole time I was there and what was supposed to be a simple stay over and bed for the night turned into the most relaxing stay I’ve had in any guest house or hotel! I will absolutely be returning for a longer weekend break at the very least, and highly recommend this for anyone wanting to treat themselves or someone special!

We can highly recommend a stay here. We were made very welcome and the accommodation was lovely. It was situated in a perfect spot to head off to see all the sights and plenty of pubs/ restaurants to go to near by.

There isn't anything not to like.

EVERYTHING! It was an exceptional property and the suite was one of the best we have had the pleasure of staying in, for a very reasonable price. Breakfast isn't advertised but a simple yet adequate breakfast is supplied free of charge. The "Honesty Box" counter is also a lovely touch as the property is a little drive from any shops. The hosts were both very warm and welcoming and nothing was too much trouble. We will definitely be booking here again in the not too distant future. All we can say is a massive "Thank You" for a wonderful stay.

Everything! Superb hosts. Very accommodating, Cleanliness and comfort, (a very comfortable bed) modern, excellent views. Easily accessible. Complimentary breakfast. And a super cute dog. Liked it so much that as soon I got home I booked the next trip, but to stay in the lodge this time. Can't wait for that.
