The Property was chosen becasue of the Parking but in reality it was a first come first served Permit Parking area and there were no spaces near to the property, The immediate neighbours used cones to stop anyone parking there.

The Property was very nicely designed and the fittings and look was very smart and new. The communication was excellent with the host and she was very quick to try and sort out the issues that we had.

The fact that we were on an alley behind restaurants and the resulting very early morning refuse & recycling collections both Saturday & Sunday morning. The outlook of the property is onto the back of restaurants and there were a lot of bins strewn around the middle of the street at arrival, I had to get out and rearrange them to get the car through. Totally not a big deal, just not particularly lovely. All in all, we had a nice experience, I just wish we'd been aware of the early starts as it didn't particularly suit our needs on this occasion. Please note, I know these things are 100% out of the control of the property owners and management, everything they have done was wonderful, these are just things I wish I had known as they effected our enjoyment of the property and our weekend away.

Almost all positive, with a few things I wish we'd known. Travelling as a family of 4, kids age 7 & 9. The little house is thoughtfully and beautifully put together. It had everything we needed for a little family city break. Stylish, clean and well equipped. Beds large and comfortable. Lots of ventilation throughout, although it was still very warm in the house. (Weather was 30⁰c outside, all windows and sunroofs open, both fans were in use and it was still very warm.) Location was both incredible and less than ideal (but only in one way)... perfectly situated on a little back alley in Clifton, we were a short stroll to pretty much anything we needed! However, we didn't realise we were right behind a row of restaurants. This wasn't a huge deal in the evenings, mostly very quiet other than a few glass bottle dump moments and some staff smoke break banter, the real issue came at 5.40am on Saturday morning when the restaurant clearly had it's recycling collected. The glass being tipped out made such an incredible noise so close to our beds that I jolted bolt upright with no idea what was happening. They were parked mere metres away and for about 15mins loudly collected glass, recycling and rubbish. The glass all tipping out was so loud it woke up both kids, which was a shame as we'd been to the theatre the night before so they had actually only been asleep 6.5hrs! 😅 Unfortunately, it impacted on the next day as they're still young, so they were just exhausted trying to drag themselves around the Bristol Museum. Each restaurant obviously arranges independent refuse collections because we couldn't believe it when they came around again at 6.30am on Sunday morning! This time, it wasn't quite so loud, maybe that restaurant uses less glass??! Lavinia, who was our contact for the property, was a pleasure to deal with and was super responsive throughout. Answering every question and accommodating our request for early arrival.

As you would expect in such a central location the access in and out to the parking space is quite tight and you can easily be blocked in with delivery vans who deliver to the rear of the restaurants opposite.

Great location just on a street behind lots of good restaurants and decent shops. The flat has everything you will require for a comfortable stay. Lavinia was very helpful and always available during our stay.

The property description didn’t match up to reality . It was located at the end of a back street which gave access to loads of flats and the rear of some restaurants . So loads of bins , rubbish and bottle emptying directly opposite . Add to that a small but very powerful floodlight on a wall opposite which was on and off most of the night meant very poor sleep . Eye masks essential , but we didn’t have any ! I thought there was a car parking space attached to the property . We were lucky to park up outside but really we were only entitled to park in the permit area . Not what we expected .

Internally the property was good and well presented but that didn’t make up for the really poor environment it is set in

I have to start on the parking situation. It's an incredibly tight alleyway, which becomes very difficult to navigate if there are other vehicles, of which there are regular visits. This is due to being on a back alley where deliveries are made to the businesses/restaurants opposite. I was worried about leaving our car outside the property, especially as we were woken by a refuse collection lorry backing up right outside our window. It's very disconcerting to hear so many big vehicles trying to manoeuvre right where your car is parked. The early morning refuse collection passed by without issue, although our fears were realised when we returned from our day out in Bristol. A significant 30cm scrape and dent across the front right wing of our brand new car (!!!). So take my advice, and DO NOT PARK YOUR CAR OUTSIDE THE PROPERTY. Unfortunately for us, whoever bashed into our car didn't claim responsibility (it was however narrowed down to a couple of potential culprits based on my discussions with the local businesses), so I'm left with a claim on my insurance and a big excess payout. Whilst the host was sympathetic, I would have appreciated being told of the risk of parking the car outside the property. Hopefully this experience will mean others won't suffer the same fate, and the host will inform those staying of the risks. The other major gripe, is the location. Whilst the proximity to the centre and the many restaurants is good, the alleyway is not pleasant at all. It's full of rubbish. Also, the bright lights that are constantly on all night (and also flashing on and off, just to make it worse), was a real annoyance. The lights especially, really affected our sleep, which combined with the noise of early morning deliveries and rubbish collection, is not good for light sleepers, as we are. I find the advertised photo of the small 'alfresco' table and chairs laughable, as I can't imagine anyone would want to sit outside there.

The inside of the property is fine. The layout, facilities, beds. All decent enough.

The property is in a mews but it is not all residential, it backs onto businesses and houses. Do not stay if you want a view. The outside area was quite dirty with lots of rubbish. It was fine when we stayed at the weekend, but on Monday morning - all the metal rubbish containers were being dragged along the cobbled ground which woke me up at 6am. An added problem was the building opposite had security lights which kept going on and off during the night and the blinds are not black out blinds. It was also quite cold in the lounge area

The property was lovely inside. Lavinia was brilliant. They also allowed early check in which was great.

The lane on which the house is located had stinking overfilled bins with rubbish and everywhere that you had to get through to get to the house. We couldn’t open the windows because it stank so much. Even after the bins were collected there was still rubbish absolutely everywhere.

Absolutely lovely house in a convenient location. Beautifully designed and comfortable and spacious and well equipped.

We turned the radiators up to max and the heaters did not heat up only slightly warm not enough to warm the house. Therefore the house very was cold. We put the oven on. I did message to say, unfortunately I didn’t see the reply until the following day saying a heater could be dropped off. I wish I had been phoned & the heaters dropped off. Maybe if the heating had previously been on this would have been different. The down stairs bedroom heater knob was broken off and an electric oil heater had been put in the room. We were not told about this. The ensuite door upstairs was broken it wouldn’t close, I had to call again & was told it was going to be an expensive job to fix it as the wall would need to be moved. I was told my 84 yr old mum would have to try and lift it up and pull. She couldn’t close it incase she got locked in the room. We were told the parking was no issue as it was on a tiny back street dead end. Lavinia said the chief from the Argentinian restaurant parked in front but left at 5pm Unfortunately this was not the case. We received continuous bangs on the door telling us to move the car or he would call the police if we did not move the car he was so aggressive. He pointed out the no parking signs meant nothing!! parking is an issue.. The downstairs shower was blocked the water would not go quickly. My mum sat on a Broken dining room chair which she nearly wobbled off. The hallway main light did not work. But we had other lights so that wasn’t really an issue. We just wish we had told about the issues in the first place. PARKING!!! heating broken radiator bathroom door chair etc. these issues where known about. Lavinia did say she would bring a tool box to fix the chair. I have never stayed in a place with so many problems. We visit Bristol so often as my son is there. At the moment I do not want to share the photos. until I get a reply.

The property was extremely clean & central. Lavinia met us and explained simply how the heating worked & turned them on for us in the hall and living room, the house was very cold on entering no heating had been put on for us. Lavinia also gave us homemade cookies. nice touch. and showed us a file which had the house rules and restaurants to eat etc. The cleaner arrived prompt on our last day he was lovely.
