Some guest came in late in the night and was quite noisy just outside my room, so my sleep was disturbed but nothing to do with the hotel.

Breakfast was excellent. Hotel was lovely and warm, the room was equipped what I needed and very clean. Run by friendly and efficient people. Nice to have a car parking space on the premises. Close to town (walking distance of 10 mins).

Our bedroom was on the road side and you could hear traffic but it didn't keep us up all night.

Some rooms overheated( can turn off radiators) Beds comfortable. Tv could be a bit larger to see from all beds but only a minor thing.

The traffic was noisy but only on the Monday morning and especially with construction work over the other side of the road.

We could park the car at the b & b and not have to move it all weekend. Staff friendly, room clean and spacious. Lovely weekend

Nothing really. The only minor issue was a musty smell from the shower trap which may have been because it hadn't been used for a while. This was reported to staff when we left.

The room was warm, clean and reasonably spacious. The inclusive breakfast was excellent with plenty of choice and very good service. Staff were courteous and helpful. The location was good and was a 10 minute walk into Leamington Spa town centre.

My 3rd stay here. Entirely up to expectations. Well situated, close to the railway station, not far from the town centre. A well run guest-house, excellent breakfast. I wouldn't wish to stay anywhere else.

I arrived early to be told to come back. No welcome, no 'you may leave your bags', just a face in through a barely opened door. The room was cosy, warm and spotlessly clean, but the noise from an alleyway to next door was noisy and the drains smelt awful. I had to spray perfume to disguise it. The shower leaked and was very weak which was a shame because it looked like a brand new bathroom. The service was excellent at breakfast and a delicious start to the day.

Very friendly owners and staff. Very convenient location for the town centre and large car park. Excellent freshly cooked breakfast with lots of choices. We have stayed here several times and the owners are slowly updating the hotel so it gets better every time. There is nothing to dislike

We were redirected to the Grove Place serviced apartment which, on first impression, did not look welcoming as it is located in a block managed by a third party overlooking some industrial units. The apt is on the third floor & is over two floors which, while we managed ok, would not suit anyone with mobility issues. Coming back after dark, we discovered that there is no lighting in the stairwell and had to use our phones/torches to see where we were going. We did mention this when returning the keys the next morning only to be told that they had no control over this. It is a lovely apt but this took the edge off it for us.

The apartment was spacious, modern, well equipped and quiet. It is only a short walk from the town centre so great location.

I slept very well. Partner found mattress too soft, everyone’s different. No radiator in bathroom so left door open to bedroom to warm it up.

Johnny front of house, was very welcoming. The staff were all very helpful sorted oat milk for my room. The breakfast was delicious, not greasy good selection of gluten dairy free, 4 had full English great size and very tasty 1 had mixed omelette tasted lovely. We had drinks in the bar and went to the Ruby Cantonese for a lovely meal, less than 10 minute walk to the shops and restaurants so a great location.
