    Property’s a bit run down in some areas, like my bathroom. Room was a single-single, which was OK, but the bed was way too wonky for a good night’s sleep. Not bothered with the size of the room but for the price I paid, I would expect a comfortable bed at least.

    Only 1 radiator was working , which made the room chilly all night. I used the extra blanket but woke up cold and sore. I decided to make good use of a hot bath before I left. The bar was shut during my stay but the reception staff did allow me to purchase a cold drink. I would recommend that a staff member be available at the property during the night. There is no staff available on site at all after 10pm if I recall correctly. This leaves the owners open to serious issues of neglect of duty of care and prosecutions should something occur over night and resident/s hurt.

    The hotel is in a wonderful, quiet, clean and friendly location. It was an easy walk from central Edinburgh. The room was changed to a lower floor with access to a large bath , to allow for increased comfort and accessibility whilst I managed a broken leg and back. The suit was clean and the bed was comfortable. The window let in a wonderful amount of light and the flag billowing on the balcony made my stay all-the-more cheerful !!! The staff were extremely friendly and helpful.

    Bathroom really needs an update, it’s very tired & hot & cold taps in shower were in reverse. We were on the 5th floor & it was difficult getting heavy bags up without a lift.

    Excellent location, charming traditional building, well-sized room & large bed. Several staff members were super friendly & helpful loading our car.

    The staff were so friendly, especially Andrew who worked the morning shift. He was so helpful, suggesting different things to do and see in Edinburgh. Breakfast was a continental buffet breakfast but so filling and replenished regularly. The room was stunning, huge ceilings and antique, beautiful furniture. We loved our stay here.

    Carpet was not very clean. Bathroom was old and not really well maintained

    My elderly parents could have used an elevator.

    I liked the location and the fact that the hotel looked authentic and old. My daughters thought it reminded them of Harry Potter. They loved it.

    On the first day, we noticed that the sink drainage in the bathroom was slow to absorb water, and we informed reception, but it was never fixed. We stayed for four nights without the room ever being cleaned or the garbage being taken out, even though we requested it from the staff.The bathroom towels are simply not bath towels; they are very small. There are no bathroom amenities, only a dispenser with soap.

    The location is excellent for exploring the city. The area is peaceful with beautiful Georgian houses. Very close to public transportation lines, tram, train, and bus to Glasgow and the Airport. The main road, Princess Street, is a 10-minute walk from the hotel. The staff at the reception were kind and helpful.The room was comfortable with all the basic amenities.

    Seemed disorganised at times Breakfast was chaos, staff disappeared to make toast for residents but in doing so often let the tea, coffee, milk and juices run out. Why not let residents cook their own toast in the dining room so the staff member can work on keeping the breakfast topped up and clear the tables? Some areas of the property were very worn and needed upkeep, even simple stuff like replacing spent lightbulbs. Cleaning wasn't great, no towels left, hot drink supplies not replaced or refreshed each day. Grout in the bathroom needed bleaching due to mould and mildew.

    Great location. Staff were very helpful and welcoming, they made our experience and distracted from the negatives. They are the best part of this establishment. Large, comfy beds. Rooms were large and a comfortable temperature. Hot shower, easy to operate.

    The mattresses were sunken in places and the towels were a bit hard.

    The hotel is located in a safe location and is easy to find. The staff were all very friendly and helpful with offers of towels, weather updates and help with bags. There is no lift here as explained and the walk to the top is invigorating. Lovely views of the castle.

    No parking, being on top floor lots of stairs no lift, was also quite cold at night even with heating on full.

    Closeness to city, friendly helpful staff. The accomodation was reasonably priced however i didnt envisage the extra charges for parking so this increased the price i had budgeted for my break

    TV didn't work, not a huge problem for me; wall heater was inefficient (again, not an issue for me as I was barely there). Notwithstanding, these issues would not prevent me from returning in future.

    Super period property. The two staff I met - Andrew, and his colleague, whose name escapes me - could not have been more helpful. Good continental breakfast.

    Rooms need a makeover, especially the bathroom. Telly didn´t work. Shower with no water pressure at all. Difficult stay for old people - no elevator and really long stairs.

    Super friendy and welcoming staff! Amazing! Scottish hospitality at its best. Location close to city centre and bus stops. Nice!
