Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomPerfect location for the town of Ulverston and area. Zoo and steam train very close. Felt so comfortable and relaxed in this beautiful home. Loved the Sauna in the cellar, like a mini spa! Lesley, the host, was really friendly and accommodating.

United Arab EmiratesI have stayed here for almost two months. Lesley is super supportive, mamange things for you. Even ahe help me extend my stay beyond to odds and here bookings. In house, everything is there for all you can imagine for a stay in a place like home. Every minor detail for such requirements is considered. Market and most of necessities are at walking distance. Surely the best place to stay in ulverston. Only on challenge is the parking. Parking is available in front of home you get it 60 - 70 precent of time. Alternatively to can always park little far away (3-4 mon of walk bavk to house. Although, Lasley was very support and gave flexibility to park on pay & display area if i do not find the parking & she agree to play but i dont find it reasonable to do that and 30% i parked on 3-4 min walk. All in all, if U want to enjoy from your home to another home. This is the place to be. Don't forget, you can enjoy free Sauna bath as many times you like 😉

United KingdomThere is nothing to hate about this property.
The property is very clean, and the location too is superb. The conservatory at the back is just so cool to catch the sun, read a book, and have a drink when it’s night time. The Sauna is great as well. The house on its own is just homely.

United KingdomBecause i have problems with my mobility, the toilet upstairs was a real issue but this is no critisism of the house. This is a personal issue.
Too many things to list. Perfect location, spotlessly clean, fantastic conservetory and garden. Every possible kitchen tool and more, flamingo egg cups, an art deco room and bar, beautiful furniture, a wonderful library, a whole spa room with sauna and mini bar, 3 big bedrooms with quality beddind and the cumfyest beds ever. Closevto pubs and takeaways, 5 mins from Laurel and Hardy, the complete dvd collection and so much more, games and more books. Just too many great touches to list. Fresh flowers everywhere. There is great and there is superior but this is way above all that. An absolute pleasure of a trip, Best accomidation we have been in so far and we have been in many.

Amazing quirky accommodation with lots of space. The beds are uber comfy and such a great place to return to after a long walk in the Lakes. We fully enjoyed browsing around the shops too in Ulverston. The owners were fantastic too, easy to communicate with and even offered a later check out as they had no-one arriving till the following day. 😁

United KingdomOnly one toilet which was located on the second floor in the bathroom. Not so good for us oldies... Bit noisy at night but goes with being in a central location. Stairs tricky and lighting a bit low.
Location, facilities, sunroom and patio garden. Great bathroom. Very clean and generous welcome package and honesty bar. Parking permit.

United KingdomDifficult to criticise such a great house but I guess some of the old features I loved such as the original wooden floors and slightly wonky triple flight staircase might not appeal to everyone. But I would still encourage them to give it a try! We found parking very close by but it is in a controlled zone so some patience might be needed if you were unlucky first time around.
The house is perfectly located within a stones throw of the centre of Ulverston. Great pubs and eateries are within easy walking distance and it’s a perfect base to explore the wider Lake District. The house is spacious and very comfortable retaining many original Georgian features such as the wooden floors and staircase, library, and large sitting room but is perfectly blended with modern features including a perfectly equipped kitchen and bathroom, a conservatory courtyard, modern open gas fire and a fabulous sauna. The hosts are very attentive and provided some great welcome gifts (wine, biscuits, fruit) as well as ensuring basics like milk, tea and coffee were available on arrival. We loved our stay and will definitely visit again.

United KingdomParking could be tricky at times as the area is busy. You are provided with a parking permit allowing free parking in the town centre, however this seemed to fill up quickly and sometimes you had to look around for a space for a while - didn't necessarily impact our stay but worth keeping in mind (especially if you have a larger car). As the house is located centrally, and on a busier street in the town centre, there can be some noise at the front - so light sleepers please keep in mind. My husband is 6 foot 3" and could just about fit in the shower or head down to the cellar sauna without banging his head - again not a problem but just wanted to warn future guests. WiFi was fine on our phones but Netflix struggled on the TV (we didn't really use it though!) These are all minor things and our stay was fantastic in spite of these!
The house is located perfectly for short walks for meals or drinks out in Ulverston. You can also easily walk to a Tesco Express / Co-op in the town centre for groceries. The house felt like a home from home, with lots of lovely comforts. The beds were very comfy (and linen smelt amazing!) The house was super clean, absolutely spotless. The bathroom is so spacious, with a large bath (so relaxing!) and waterfall style shower separately too. The sauna was a bonus for us too, what a treat! We loved being able to sit in the 'sun room' on warmer days to read, especially on a morning with a cup of tea. There is a choice of living room, with two lovely rooms each with their own vibe - a library room (which was very cosy for films) and a modern bar / living area upstairs too. There was everything we needed (and more!) in the house! Our welcome package was such a treat, and the host Lesley was very accomodating for us.
