The manager at the property tried to give me another, much smaller room. And given long trip with many city hops, I had almost forgotten the room I booked. Although I did get the room I had booked but I found it unethical when he tried to make me stay in a smaller room. Also the Kitchen lacked basic utensils.

I got a very budget friendly, spacious and comfortable room..

Great location. The hotel is only 4 blocks from the metro station and the same distance from our tour company. The hotel was very quiet. There was absolutely no street or traffic noise. They were ready for us when we arrived at 3 in the morning. Very economical price. The shower was great.

A bit noisy neighbourhood, but this was not the host's fault. There was an issue with the booking platform which stated that breakfast was included which was not the case.

We were met by a very nice host. Good location. Walking distance to the old town. There's a nice market (5 minutes walking distance). On the second floor there's a beautiful terrace covered by a tall fig tree. Rooms have a good a/c.

Parking space was not proper, (but the case is same in almost all guest houses, even if they mention about parking facility in the site, you may not get proper space especially near in city), but we managed to park in the street, it was ok for us as it was just for one day. It would be better if they add one small waste bin in the room/ toilet.

The best thing about this stay was the location. Location was great, with easy access to almost all amenities. A small room, but neat and tidy.

Water temperature in shower was almost impossible to regulate. After shower everything is wet in bathroom. Walls are super thin, it’s not soundproof, you can hear your neighbours.

Location is good, 5 min from metro station Avlabari. Near local shops. Room was clean, but very small (consider it when coming with big luggage).

the steps leads to the rooms are made of wood and they were noisy if you are moving or any body else moving.

It’s not soundproof and it’s next to resident area, so u can still hear sound and voices from outside. The kitchen balcony is nice to cook but has simple stuff only, like coffee and sugar. It would be nice if they have tea or cream too. And the table is only one which mostly occupied by the owner and his friends. Would be nice to add another small table so guest can sit down on the balcony too. Payment must be paid in cash. It would be great if u can paid by card

it’s affordable place to stay for a few days. it’s clean with nice small balcony for smoking. You can enjoy your morning with the chirping sound of birds. So lovely. The location is also good, 5 minutes from metro and bus stop from airport

Beautiful place in the center of Tbilisi. Perfect location and a lot of super markets, pharmacies around. You will plunge into the true Tbilisi flavor. narrow streets, Italian courtyards. Incredibly delicious food. Staff is very kind. There is a big veranda, where you can relax, eat and work online. Rooms are clean and comfortable.

It was difficult to find the property and the entrance was very bad and scary. The room was super noisy, even the floor was noisy. You couldn't walk at night, and you could hear everything from the room next door, the door sound and etc... I booked for 1 night due to my train from Batumi arriving late and I had a flight in the next morning. Therefore I wanted to get a good sleep. I didnt.... I was awake all night due to noises and the next rooms door shuts. Also next morning at 7 am other rooms woke up and created so much noise. Therefore I wouldn't recommend this property at all.

The owner waited for us untill 11pm to give us the room key. Location 4 min from Avlabari metro station. The room and the toilet was clean

Rooms do not clean for our 4 days stay. In 1st room do not have wardrobe, TV and even bin. In 2nd room also do not have TV and bin. Guesthouse have big balcony with kitchen, fridge with 1 small table and only 3 chairs, and one of the chairs was broken.

This property is not 4 star hotel, this is guesthouse. The host is nice person, who gave us a bottle of real georgian house wine, which is made from him and wine was perfect. Location of the guesthouse was also good, in the Avlabari quarter.
