I loved it all!!!

So this was my second year at Ktima Zaxarias, I loved it so much I came all the way for NYC with Kokkala being my first stop and the beginning of my trip in the Mani region. I love how quiet, off the beaten path and the simplicity of it all. The rooms are simple, new and clean, with a fully stocked kitchenette. The property is nestled in fig and olive trees. The beach is clean and right outside the courtyard. George the host, welcomes everyone that stays on his property as if they’re family. I even had an unfortunate occurrence where I stepped on a bee and my foot started to swell. George was ready to rush me to first med, thankfully the Benadryl and some sprays that he had stocked in his first aid kit did the trick. As much as I worry about my secret getting out and people discovering Ktima Zaxarias, it’s such a special place that it’s worth recommending. See you in 2024 🙏🏻

Everything was perfect.

Ktima Zaxarias is a perfect place to stay! Tranquil and beautiful setting right next to Soloteri beach with is white pebbles and crystal blue waters. Comfortable sun beds with drinks and food delivered to the beach. Our room was sparkling clean (cleaned daily) and the air con was so good. No mosquitoes! The WiFi was excellent also. Nearby shop, bakery, bar and taverna but otherwise Kokkala is untouched and unspoiled by tourism. We had the beach to ourselves and the swimming was great - the water was clear, clean with idyllic. George was the perfect host and a very kind man, he brought us figs and pastries in the morning. Very highly recommended.

The property itself was faultless, just the town is a little grim. So much litter, including the beach. This is obviously not the owners fault but does detract a little from the peacefulness and loveliness of the accommodation.

Beautiful property in stunning location. Owner so friendly, nothing was too much trouble. Perfect set up and so relaxing. Great value for money.

The outside lights are bright and shine into the room and on all night meaning we can’t keep the shutters open to feel the breeze and listen to the sea.

The location is on the sea, you could not get closer to it. The hostess is lovely, and sitting amongst the olive trees listening to the waves is second to none.

Mr. George and Mrs. Katerina were excellent hosts and really friendly! They were available any time of the day to guide you and help you. The room was exactly as seen on the photos. Clean and nice decoration. There is available parking inside the facilities. We are looking forward to go back next summer.

The town of Kokkala itself isn't especially interesting, and there is little choice for food in the town. Within the room itself, kitchen was very small and the stove was old and difficult to use. At the time we were there there was a neighborhood dog that barked a lot; not the hosts' fault, but it was very annoying.

Excellent snorkeling just steps from the room. Relaxing on the hammock. Watching the sunrise. Peace and quiet. Staff on duty while we were there did not speak English but did a great job using google translate to communicate with us. Private covered parking was great; very secure. Property and room were very clean. The pictures are accurate showing the room, patio, and view of the ocean.

I don't think it is a minus, just for information: shower is without a cabin, which is rather typical

Friendly staff, eager to help and comfort you, clean and convenient room with small but well equipped kitchen. Hotel is hiding in a garden, beach is right in front of the fence door (keep in mind, sunbeds don't belong to the hotel, you'll have to pay). Supermarket is within walking distance. Calm and quiet place to rest and explore Mani.

The hotel was perfectly located, with a small olive grove with hammocks then opening out onto a pebble beach with beautiful clear water and perfect for swimming. The room was comfortable, air conditioned and had a useful small kitchen to prepare simple meals to be enjoyed on the terrace overlooking the sea. The area is not set up for lots of tourists, so it was very peaceful and quiet. There is a cafe and small supermarket just up the road, 2 restaurants in the town and a bakery. There is lots to explore by car nearby - a beautiful part of the world. If you are after a quiet, peaceful and restful holiday - I would highly recommend Kt

Everything was perfect.The appartment was shining.The location wonderfull.Free parking under shade was so useful during the hot summer days. The owner gave us free local treets and cheese.He even washed our car for free! Very helpful and polite. Perfect place for couples and families that need to relax and are searching for a calm place.
