Also main street was dug up for Roman Ruins - great to look at but not when trying to get to the hotel. Not a fault of the hotel at all. Room was basic but comfortable. TV needed setting up properly for us by Tom. Mossies even in early May were a problem necessitating mossie hunt before retiring - again not the hotel managements fault. Towel and bedding changes could have been more frequent.

Friendliness of staff was excellent. Location was beautiful although hard to get at first with all the road-works in Zadar. Restaurant food and veranda overlooking bay was great making breakfast in the sun a a delight. small private balcony at rear of hotel was nice.

we just experienced a hotel with a very good breakfast. In comparison, the continental one at Noco's Villa was a bit boring and unimaginative. The orange juice dispenser was broken on both days we were there. The location is quite a bit off from Zadar. There is no beach! People enjoy the sea directly from the stone promenade right in front of the hotel - not our style.

The boutique hotel was clean, with generous rooms and well-working AC - but nothing special in any way. The staff was exceptionally friendly and helpful. The hotel was very much OK and good value fo money for our purposes but we wouldn't like to spend more than 1-2 nights there.

Bathroom had seen better days - the shower head did not stay up and the facilities were old and tired. The aircon in the master started leaking water on the second night and had to move belongings from being soaked.

had to wait 50 mins to get the room while arriving at 4 pm. room was rather dark and one can hear noises from the restaurant upstairs in the morning.

On arrival we were given an unmade up room, with balloons and bottles left in it and bedding hadn't been changed. We arrived late, but there was someone on site, who was very apologetic and we were allocated another roo, on having to phone her boss.. We stayed for one week and mid week had to ask for clean towels. There was no housekeeping at the weekend, which on the website did state daily. The bathroom wasn't cleaned daily and therefore had to give the sink and toilet a clean on more than one occasion.

Breakfast was good and always plenty of it. Coffee was excellent and fresh fruit every day. Location was very good, sea front just across the road and although this was the main road, was not that busy. Had a good bus route into Zadar Old town and reasonable price , also always on time. We went on an early excursion one of the days and asked for a packed lunch, which they did do for us and was very welcome.

Unfortunately, almost everything expect the staff.

It was like being back in the sixties - luckily it was only one night. There might be people who like it, but we, sorry not. The carpets, which covered the floor couldn’t hide the broken wood and we felt the holes. The bathroom smelled … it seemed there were some broken pipes … but in front of the hotel is the more and you can watch a beautiful sunrise, the restaurant is closed .. but you get breakfast and that was okay with roles, fruit and coffee. The waitress who cleaned drehe table next to us has to learn what cleaning means - not only putting all the crumbles on the chairs next to by waving the table cloth shortly …

The property is old. Hot water heater was broken. Safe in both rooms was no working. Shower basin didn’t drain properly so filled up around feet. Doors are thin and very creaky. Wifi was terrible except in lobby.

It was not bad. More choices and name of the food, specifically for meat, what kind of meat. No whole grain breads The bathrooms are very small and should be upgraded, shower need upgrades, it is very small. The beds are old and should be replaced Entrance door needs upgrade

The wifi latency was over 300-400+ ms with a lot of dropped packets. The Download/Upload speed was .03mbps and not usable for work video conferences. Laptop could not open web sites or login, needed to purchase a A1 sim card and tether hotspot which ended up working well but cost me $$$. The Air Conditioner did not blow hard or cold, it cycled ever few minutes and stopped working and then started again and did not provide any relief in the heat. The parking was full and there were no more spots left if you arrived back from dinner late.

Enjoyed the free breakfast, it definitely helped to start the day, since there was only a fridge in the room. We did not worry about searching for a meal or heating something up before going out to enjoy our day. The room was very clean and the staff were very nice and polite and helpful!

Nothing about the accommodation. There is a group of people smoking heavily during breakfast time. It's very unpleasant, especially we have young children. Maybe the owner could separate the outdoor dining area on the terrace into smoking zone and non smoking zone. Alternatively, mark no smoking zone on the terrace, so guests can enjoy breakfast and the beautiful sea view! Thank you!

The location and fantastic sea view! Spacious room with air-conditioning. Breakfast included and delicious. Friendly and helpful staff. Bus number 8 to the Old Town is next to the apartment.

The villa really is directly at a beach, just across the street. The room had a nice balcony perfect for drying clothes and with a beautiful view.
