This was one of the best B&B’s I’ve ever stayed in , from the welcoming host , smart rooms and perfect irish breakfast . I woke to the peaceful sounds of birdsong and views of cattle on the hills . This is the standard of hospitality we all want and waters edge delivers .

absolutely amazing b&b, very warm welcome and care from Sinead ❤️The house is very clean and comfortable, we had a great rest and had a very tasty breakfast in the morning. perfect bed and bedding, wonderful shower and everything you might need. Highly recommend and we will back 😊

Sinead was an amazing host! We weren't too lucky with the weather, but she still made sure to recommend activities for us, so we didn't feel like we missed anything and really enjoyed our stay :) (Although perhaps we need to come back sometime to do that cliff walk she mentioned...)

Can't think of anything which could have been better.

Beautiful peaceful location but not too remote from bars or places to eat. Very friendly (but not intrusive) host who gave us a great welcome, a good breakfast and lots of good advice.

The weather, but can't blame the hostess on that

Very hard to find fault with our stay. The hostess, Sinéad was amazing and couldn't do enough for us, plus she served us the breakfast of champions. Room was cleaned each day throughly and the bed was super comfortable.

Bring ear plugs if you’re a light sleeper or request for a bedroom on the top floor. No fault of the host but one can hear footsteps and sound of bathroom exhaust running if you have a bedroom downstairs.

Sinead is an amazing host. Room was comfy and super clean. I didn’t expect the room to be refreshed on a daily basis with clean towels provided; it was such a lovely top notch service & surprise. Peaceful and quiet with partial views of the waters & mountains; Sinead’s B & B is simply lovely to relax after a long day of sightseeing & hikes. Fabulous full Irish breakfast provided with other equally yummy choices of hot cooked breakfast. Generous supply of tea & coffee are always available throughout the day & in-room.

Very clean and confortable room. Lovely irish homemade breakfast. Sinéad was great since the first minute. The comunication was always easy and she gave us some tips about restaurants and places to go. Despite the irish summer weather, we had a lovely and resting time and will definately come back!

The house was so comfortable, spotless, breakfast was lovely...freshly cooked with a good choice. Recommend the French Toast, so good. Our host Sinead was really friendly, helpful and gave us some great recommendations on where to visit, eat etc. Achill is a fabulous place with beautiful blue flag beaches, breath taking scenery and really friendly people. And the sheep...love them! Look forward to returning.

Full Irish including French toast cooked to perfection and great value for money. Sinead was a wonderful host and provided great information and maps on good places to eat and visit. Had great dinner in The Amethyst which is just about a 15 minute drive and visited the Valley bar and hostel for a drink which is about a 15 minute walk or 2 minute drive.

Really warm welcome, the Island is a special place and the property is a perfect fit for it. Sinead gave some great advice, the bedrooms were very comfortable and very clean. Breakfast was also just right with different options available. We would go back tomorrow if we could!

Wondeful host (!!!), great place, very tasty breakfast with lots of different things on the menu between which you can choose (and all of them are great!). And: a very nice place with really fantastic food for dinner is just a 10 min walk away (Valley House). We have been there twice. We loved it. The Valley House inhabits also a pub with live music. So, at Achill Water's Edge you'll find anything you need to have some wonderful days (and nights) on Achill Island.

5 star Hotel standard. Crisp white bedlinen and towels. Bed so comfortable. Immaculately clean. Even shampoo shower gel and soap provided in very well appointed bathroom. Lovely calm decor, comfy armchairs and tea coffee and chocolate biscuits in the room. Sinéad so friendly and helpful. All her recommendations for what to see, where to eat and to hear Irish music, were excellent. A lovely setting near the sea. Perfect.

Everything…but especially our lovely, friendly, kind and warm hostess, Sinead. We messed up on our booking- in time and Sinead was so patient. Her home and our room were really nice, so comfortable , and in a lovely area. Breakfast was yummy! And we are grateful to Sinead for providing the welcome from next door’s cute doggie, the wonderful couple we shared breakfast with and the two darling donkeys in a field just along the road….luckily I had some Digestive Biscuits so we had a little snack together! Not at all the property's fault - just make sure to check the kitchen closing times of the local restaurants especially in the shoulder season!

Very comfortable, very nicely kept B&B in the northeast of Achill island - the owner Sinéad was extremely nice and makes a terrific breakfast in the morning. We were lucky (coming on a midweek night early in the season), had the place to ourselves.

Sinead is an excellent host. The room is immaculate, bed and sheets are great quality. She made sure to give great recommendations on where to go/eat. We were well taken care of and no request was too tough. Breakfast is good and filling. Our room was made up with fresh towels everytime we came back from a full day of exploring. Highly recommended and will definitely return.

absolutely nothing it is perfect and so clean

We travel all over the world and always stay at B&B’s if they exist in the country. we are unanimous: best B&B in the world because of the owner Sinead, who made sure we saw everything on the island. Her restaurant tips were spot on we would never have found these. Thanks to her we has a unique Irish experience and met many locals to have a pint with. what fun we had in Achill!! Her breakfasts were fabulous. Sinead is a young woman who built this home to escape the rat race in Dublin. Everything was brand new in the house, spotlessly clean! we are coming back with our children. We came as guests and left as friends
