The location. You could not walk anywhere. You had to drive. It also needed a little TLC. But when you were sitting on your shared deck space facing the ocean all of these things seemed to disappear

The view and the sound of the ocean

Nothing to dislike. Need to be mindful of the entry times for the tunnels that bracket the property (an interesting quirk) but that is easily managed.

Lovely view from a massive terrace, most comfortable room and facilities, and Sarah is an outstanding host. We’ll definitely stay here again if visiting this part of the Italian coast.

Breakfast was satisfying. Location is tricky in regards to the road but readily figured out. The view from the room and patio, and the sounds of the crashing waves is peaceful and soothing. Sara is caring and genuine.

The properties are between two tunnels that are controlled by traffic lights which must be timed to access the property.

This is a very unique property that allows patrons to stay several feet from the shore of the Mediterranean Sea. The rooms are very modern and have a villa feel. The breakfast is wonderful and Sarah the host is very kind and gracious.

24 hours later and I'm still in awe of how amazing Asseu is!!!This place is absolutely stunning!!! An actual "hidden gem". I'm running out of positive verbs, so excuse the repetition: bedroom - spotlessly clean , large, modern, comfortable, every convenience and to top it off....thee most stunning view to wake up to. Plus, how can you not fall in love with a place where you go to sleep with the sound of crashing waves 🤩🤩😍😍 Staff - Sara is the most welcoming and kind host we have ever had the pleasure of meeting. She made our stay even more special. Thank you, thank you xx Breakfast - well, I mean, this was exceptional. There was everything we could have wished for and Sara even made us eggs to order 😍

A secluded hotel with a stunning vista. The pinnacle of a peaceful Italian Riviera stay.

It's very tucked away which is mostly a positive, however it's basically only accessible by car. There is a tunnel you must take to get there, in which no pedestrians or cyclists are allowed, and this tunnel has a *VERY* slow stoplight, as in only 3 green-light occasions per hour. The window for green light is only 2 minutes, so if you miss it you will be waiting another 18 minutes for the next opportunity. However once you're aware of the schedule you will work around it (much like taking a bus that comes 3 times per hour).

Sara was a very friendly and hospitable host, and gave us a very positive first impression. The room was very spacious, with an amazing view of the sea out the large windows. From the room you have direct access to 1. the communal outdoor terrace where you can enjoy a drink or breakfast overlooking the Mediterranean, 2. The rocky beach directly below, and 3. a path that leads to you a sandy beach about 5 minutes away on foot. Also a bonus is the opportunity to fall asleep to the sound of crashing waves and literally nothing else. This was our favourite hotel of the 6 different places we stayed at, throughout the French & Italian Rivieras.

Outstanding small hotel and good value for money.

Be aware that the hotel is located between two tunnels and that you may have to wait up to 20 mins before you can leave in either direction. Hence, you need to plan your travel times well ahead especially if you intend to catch the train from Sestri Levante or from Moneglia. Now, as for Cinque Terre which is why you would choose this hotel: Cinque Terre must have been beautiful some 50 years ago but meanwhile it is an Italian Disney Land with 2 million tourists a year. The famous hiking trails are hopelessly overcrowded, as are the trains and the cafés, and many visitors are inconsiderate if not reckless. The erstwhile romance of Cinque Terre has long been destroyed by hordes of tourists.

This B&B with only 3 rooms was certainly one of the best small hotels we have ever stayed in. The spacious rooms with an ensuite are adjoined to and share a sea side terrace which at wild weather can be a bit noisy. The shingle beach does not lend itself to swimming though. The breakfast was excellent and did hardly leave anything to desire. Sara, the owner, was more than helpful and she went at great lengths to make our stay as pleasant as only possible.

The sliding door was very hard to open and close! More info for delivery food service would have been helpful. Easier access to the beach somehow! I might have stayed away if I knew it was so difficult as my husband isn't fan anyway.

Quick response to checking in connection, thank you! Great explanation of traffic light and access to road. Drying racks and various patio seating was wonderful. Breakfast was copious, delicious and provided for an early departure. D

The only deception was that swimming immediately down from the hotel was difficult: entering and getting out of the water was hard

The large balcony on which our lovely host provided us with a great breakfast in the mornings and where we sat overlooking the beautiful ocean immediately below us. The bed, wifi, parking: all was excellent

Unique location thru one way traffic light control tunnel (see pictures) but we parked 5 feet from door and room was 20 feet away.

Location, fantastic friendly and helpful owners, great breakfast and one of the best rooms of our trip (see pictures), most modern and handicap accessible bathroom with grab bars in shower

We did not have a rental car and you need one if staying here due to the tunnels . They are difficult to get the timing right to walk through.

Loved everything about the property. This is the place to stay on the Italian Riviera.

You have to enter a stop light controlled tunnel, but it is not a problem. It is what makes this property unique. The real star of this property is Sara hostess. Our airlines lost our luggage. We have t-Mobile 55 Magenta plan which allows us to text and Wi-Fi, but we cannot make a phone call. Sara was kind enough to let me use her phone to talk to the airline. The day my luggage was delivered, Sara acted as the go between with the carrier so we could continue our vacation. Sara was there to greet the carrier, and got the luggage to our room. We have never had a proprietor has service oriented as Sara.
