The only thing is that if you stay in third floor rooms in the morning you could hear some noise since the owner is preparing for the breakfast.

The property is located in the heart of Siena in a very good position since you can arrive with your car close to unload your luggages (you have 1 hour free to move in the area with the car). The owner Roberto is very nice and helpful (he gave me the indication where to park for free at 10 minutes walking from the property). The breakfast is just outside the rooms of third floor and has basically everything; the owner is there helping you preparing the coffee or tea.

Roberto was incredibly helpful and went above and beyond to help us find a great place to eat (it was !) help me with my bag (thank you so much !) and assist with transportation as well as directions...he organized a car for transport changed the initial request ( at our request ) and confirmed the transaction as well as providing contact info . He kept in touch before we came , to see if we needed any additional help . I was so grateful for his extra help . I would happily come back and stay and hope I do !...

I awarded B&B San Francesco a 10 out of 10 and I would have liked to have been able to award a bonus point or two. We stayed in room number 2 and it was exceptional. The room was spotlessly clean, well appointed with a very comfortable bed, nice bright bathroom, refrigerator, cold air conditioning, and very hot water in the shower. The breakfast was very good with everything I like in the morning. Roberto is an exceptional host and made us feel at home from the time we arrived until the moment we departed. I highly recommend this B&B if you are staying in Siena. Thanks again, Roberto!

The only thing I didn’t like was that walls are pretty thin and you can easily hear into others’ rooms. Especially in the morning when people are having breakfast next door it can be a little bothersome, but that’s just how the building was built.

The location was very close to the centre and really close to some nice restaurants! The host was amazing, really friendly, kind and informative. The room was very clean and cozy. The breakfast was delicious, I highly recommend it. I loved my stay!

Roberto was a great host. when we could not find the B&B he came and found us and assisted with luggage and local advice, when we asked for some fruit Roberto disappeared only to reappear with some fruit. It is in a great location and walking distance to anywhere in Sienna. The A/C worked fine and cooled the room. The rooms were very clean and roomy

Room was a bit small but overall good, shower kind of small but ok to use. I wish there was a fridge but I knew it was not included when booking the room.

Comfortable bed, nice pillows, fresh linens. Room had air con and windows. Location was convenient, walkable everywhere. Breakfast provided with espresso. Roberto was an excellent host, good communication, accommodated early check in.

I cannot criticize this place for anything. It was wonderful.

This was a great location within easy walking distance of the Piazza del Campo. I was there for Palio weekend, so the town was very, very busy. Still, it was easy to get from the B&B to anywhere in Siena. The room was good size, very clean and modern and with a beautiful view out the window of the town. The host, Roberto, was exceptionally friendly and accommodating and helped make my stay very pleasurable.

There is nothing NOT to like about this bed and breakfast.

Everything, 5 mins walk to Piazza del Campo and the main shopping area. Breakfast was a delight hosted by Giovanni. A typical Italian breakfast, pastries, cold meats, eggs, cake, fruit and yoghurt. Fabulous coffee and a choice of fresh juices. Our room was large as was the bathroom. Very clean with a comfy bed. The room was equiped with air conditioning, a small fridge and hot drink making facilities. Bottled water was replaced daily in the fridge. The beds were made daily and clean towels provided. Roberto and Giovanni were very welcoming and extremely helpful. We will most definately stay again.

What a find, Roberto could not have made us feel more welcome. His advice on restaurants you must not ignore. Breakfasts were exceptional and such good value for money. The location is sensational, close enough to the action to be a short walk, but far enough away to be quiet, and with non-touristy restaurants. A 20 minute walk from the train station, important when you cannot book a taxi after 6.30am! The beds ate sooooooo comfortable, the rooms clean and beautifully decorated, the shower has loads of pressure, soaps etc provided. Sparkling and still water each day, fantastic views - see phot, view from our room. In short if you are looking for a great B&B, with a lovely host, close to the main attractions, but far enough away to be quiet, with exceptional value for money then look no further. One word of caution, not a complaint, there are stairs, no lift, nor should you expect one in such a historical building.
