We much enjoyed our stay in Venice. The B&B is in a narrow street, easy once we'd found it the first time! Not too far from Venezia Santa Lucia train station, but inevitably there are several sets of steps over several canals to get there. Good communication with property staff, met someone on arrival as planned. Lovely breakfast in dining room every morning, owner also usually there over breakfast time if there were any queries. Overnight, it's just visitors in the property, but phone nos available if needed. Fortunately, we were able to arrange an extra night's accommodation when there was a train strike!

I could hear the neighbors talking but it's an old building so you cannot expect perfect soundproofing.

The host was very welcoming and explained the facility rules in detail. The room is quiet, and it's situated quite close to the city center. Bus and train stations are in 15 min by foot.

The B&B had a great personal touch that gets lost in larger hotels and was in a great location to all parts of Venice. Nicola was extremely attentive and very knowledgeable/helpful

Abit far from the Santa Lucia Train Station

A very beautiful venetian home. Breakfast was very personally attended to. Nicholas was very helpful with information of the city and how to get around. Recommended restaurant nearby which was excellent.

Steep stairs but not a problem. Everywhere in Venice has steep stairs.

It is a little hard to find the first time but easy after that. So easy to San Stae water bus stop. Easy walking to main areas. Owners were so helpful & friendly. Breakfast fresh & tasty. Would definitely stay there again.

The property is in a great location and well maintained. Our room was very comfortable. We enjoyed interaction with the staff - everyone was friendly and helpful. The breakfast was great. The property is in a quiet neighborhood with easy access to very nice restaurants and away from the crowds. It is close to a water ferry stop and an easy walk to the big tourist attractions. We chose to spend our time exploring the neighborhoods. When we return to Venice we will stay here.

Authentic venetian style, old building and high ceilings. Nicola is a great hotel keeper, very polite, attentive and ready to help anytime. Also, after two days of staying I’d like to mention delicious breakfast in the hotel and cozy common room.

The host was very helpful! The included breakfast was a real breakfast with fruit, meat, bread and eggs; and Nicolas was there if we needed anything; and he is from Venice so he was able to give us information to get around .

Well positioned with restaurants close by and a vaporetto stop an easy 3 min walk. Also walkable from P le Roma main transport exchange and to the Rialto Bridge (main pedestrian bridge over the grand canal and to St Mark's square). Breakfast was a lovely selection and a great way to start the day before lots of walking.

A perfect place to stay! Very hospitable and friendly owner, nice breakfast, perfect location (5 min to the railway station, 10 min to the Rialto bridge, 15 min to the Piazza San Marco). Highly recommended!

Nothing. We got lost a few times but that is due to the many small streets in Santa Croce which takes some navigating. Invest in a map rather than relying on goggle!

Very appreciative of the flexibility of the property in allowing us to arrive early and also leave our bags on our departure day. Comfortable room with essential a/c and a lovely private bathroom. Breakfast was delicious and plentiful. Loved the surrounding area and the walking access to the many wonderful sites of Venice.
