Communication was an issue and I think that Booking was partly to blame. My responses were not received leading to frustration on Roberto’s part. I am not in the habit of using WhatsApp and I needed that. But in return, Roberto took his frustration out on me, yelling over the phone directing me to his place and how to get in. Then I had an issue with the key and his anger accelerated. He shouted at me over FaceTime over and over and over again. His neighbour finally helped me enter and said she had similar problems with her key. I am 76 years old, travelling alone and had gotten lost on foot trekking around Venice with very heavy bags, up and down stairs for about 1.5 hours before my arrival. It was unfortunate. Neighbour said he was nice and I know I was not the easiest of guests.

The location was spectacular. The room was comfortable and adequately furnished including kitchen utilities etc. I could look out a window and see the canal and gondolas travelling by. No noise issues

There was an issue with noise caused by an unexpected fault which we explained to the owner. He was very understanding and immediately moved us to a different room that we appreciated.

The bed was a bit lumpy and too soft. Room could have used more power points to change mobiles and laptops. Maybe some power bars could be supplied.

Fantastic location. Close to San Marco but far enough away from all the noise. Great restaurant right near the front door. The host was very helpful and attentive. We would return again definitely recommend.

Even though we stayed several days, it was never cleaned, which was a let down. Also small things that can easily be fixed but are irritating, like that toilet cover not able to stand open, so it kept falling onto your back when using the toilet seat. Also we never got some extra shampoo and shower gel that we asked.

Very nice place to stay, Very good communication and easy to access the room during our stay. Nowhere is easy to find in Venice, but the directions were helpful. It's a very central location, but quiet (at this time of year, anyway). Very clean and all the staff we met were very friendly. We'd be happy to stay here again.

we enjoyed everything about this property. However there is no TV in the room of a couple were to stay for more than one night.

I was woken by the sound of staff in the morning as I was located right next to staff room and WiFi was very intermittent but minor inconveniences!

Location was perfect! Located close to both the rialto bridge and San Marco piazza. I also ate at the restaurant next door which was superb, as well as the Gelateria just down the street (gallonetto)

The bed was slightly uncomfortable for us. That is such an individual thing, so take it as you will. There is only a view is of the wall of the building 8’ away (unless you lean out the window and look towards the canal nearby.

Perfect location! It is right where anyone would want to be - 7 min. Walk to St. Marks, 20 min. to the Durodoro area. By vaporetto it is convenient to anything you would want to see. A true queen sized bed! Mini-fridge that works well. It is a cosy place :-) Andrea went above and beyond when the Wi-Fi stopped having internet connectivity. She was VERY responsive and sent login info. for a hotspot that allowed us to finish our flight confirmations. It is obvious that she wants her guests to enjoy their stay! I would definitely recommend!

The foot traffic below did pick up at times, lending a lively atmosphere, but it was never a discomfort—it rather served as a reminder of the city's historic charm, especially during such festive times. A few minor suggestions for future guests' convenience: A small stock of essential kitchen supplies such as spices, cooking oil, dish soap, and specifically coffee for the beloved Moka espresso maker, would be a thoughtful touch. These small additions would enhance the overall experience, providing an even more homely feel to this Venetian retreat.

Our stay in this petite and cozy studio apartment was truly delightful. The space, though small, is ingeniously laid out, featuring a convenient kitchenette complete with a dishwasher, providing the perfect balance of function in a compact area. The living section boasts a fold-out couch bed, paired with a small TV, which honestly remained untouched due to the enthralling and serene views out of the window. The vista of the Venetian canal intersection below is a captivating tableau of daily life and during our stay, listening to the soft chatter of passing tourists added to the ambiance of being in the midst of the vibrant Carnival season. The clever use of a bookshelf/wardrobe unit as a separator allowed for a sense of division in the studio, carving out a private bedroom space that was simple but comfortable. In conclusion, the studio is a gem for those looking to immerse themselves in the heart of Venice while enjoying the comforts of a home away from home. Despite its quirks, it exudes charm and simplicity, much like the city itself. We would recommend this studio to anyone seeking an authentic Venetian experience.

We received a room different from the one we chose. There weren't soap and shampoo in the bathroom. The hot water cattle was dirty - filled with old coffee. When we booked a city tax was included but they demanded and we payed extra 4 euro pro person.

The location is really perfect, just 3 min.to piazza San Marco in a quiet narrow street. The room was very clean except the hot water cattle. You can leave your luggage after checkout and come back later to pick it up.
