    Some renovations here and there could further enhance the experience but keep in mind that you are in a historic house with several hundreds years of age.

    The house is a historic gem and situated in a calm area very close to the Via Appia Antica. Don‘t expect the amenities of a new house but the house makes up for this with charm. Everything is there - Isabella and Maurizio also had breakfast organized although it was not booked. Maurizio and Isabella are warm and welcoming hosts who really care that you have a great experience. They even organized Pizza since we since we had not yet had dinner when we arrived late. The kids loved the cats and the huge garden. Note that buses are not reliable and taxis to the center are 14-20€ depending on traffic.

    For the upstairs room,i'd suggest a portable A/C instead of the ventilator,because it can get very hot during the day,especially in the heat wave.

    the garden is superb,also really huge,had a lot of space to explore.It's nicely decorated with a lot of lights and scented candles.The house is an old rustic house,very cozy.The host even left some croissants for us to eat and some drinks in the fridge,and also some tea and coffee bags to make coffee or tea ,which was really nice of her :)

    The vacations were too short for such amazing place...

    House like from a fairytale, near the center of Rome, in the middle of the old grove and huge garden. Really kind and friendly owner, Isabella.

    The only negatieve issue is that there are busses nearby. Unfortunataly we had the experience that we had to wait every time for at least 1 hour. You can hire bikes in the neighbourhood. Its easy to go to the metrostation by bike. A Taxi is not expensive. We waste a lot of time by waiting. But its worth it but the next time we are not take a bus.

    The garden is beautiful, the owners are doing everything to make you feel at home, the house is like a fairy tale. Its very special and cosy in a residential green neighbourhood. A big private garden and a beautiful gardenhome.

    The history and location of the house is a rare find and completely worth the stay. Beautiful oasis amidst the catacombs on a beautiful private street.

    This wee house is a gem, such character with all modern facilities and the garden too, although we were just 7km from the city centre it felt like we were in the countryside. Great position for exploring the Apian way and Rome itself. Our host Isabella was so welcoming and always available if we needed her too ❤️

    Our stay was great. Isabella is a really incredibly nice person who gave us the opportunity to stay in this great historic house. Everything you need is there (hairdryer, towels, etc.). There is the possibility to use the huge garden freely. It is fenced so our dogs could run free. However, it has small holes due to wild foxes, so it is not 100% tight. Outside there is a nice covered area for use. The location is ideal, you can walk to the city centre or take the bus along very beautiful historic old buildings.

    It's THE BEST place I've stayed while travelling the world and I've travelled a lot. Absolutely stunning and fabilous place, incredibly atmospheric and romantic. I'd highly recommend it. The owner, Isabella, is really gentle, kind and incredibly charming. I wish her only the best guests. I will turn back here for sure <3

    This property is like a fairytale, it is magical! The hosts are so sweet and accommodating. We did not expect to have our very own park and bungalow outside! This cottage reminded me of the cottage out of the movie The Holiday. The location was amazing we wanted something more quiet and outside of the city but close enough that you could walk in to the city and this property offered just that. You walk out of the back gate of the property and you are at the St. Sebastiano catacombs where you are able to take a tour. You can walk from there straight down to the colosseum and in to the city. We suggest walking in to the city and taking a taxi back. You will not regret renting this property for your stay in Rome, we will definitely be back!!

    The only disappointment was the lack of air co in thee bedroom upstairs. You really need that there is summer. I would suggest to add a good mobile airco unit.

    Set in a beautiful garden, steps from the Appia Antica immersed in Roman history. Magical atmosphere, away from the crowds, slightly off bitten track. Good places to eat nearby. Delightful hostess.

    Finding the property was a little difficult, but of course that is part of the charm.

    Perfect location for visiting the catacombs-easy walking distance. We ate at two local restaurants and enjoyed both. Lovely outside sitting area. Isabella is delightful and was the perfect hostess. The grounds are very lovely and the birds were interesting.

    There is only one considerable downside to this property. It's so great that once you arrive, you don't really want to leave it to explore Rome!

    This place is magical, full of charm, character and history. With large, private gardens and whole house to self it's an excellent retreat in a close proximity to transportation to Rome.
