It takes forever to get a good amount of coffee in the morning with thise miniscule Italian servings. I would have liked the breakfast area to be available even before breakfast so that I could sit at a table and get some workd done.

The staff was friendly and the concept of a self-serve bar was excellent. The location was also quite good.

I asked for a room with a separate bed and they didn't give it. I asked for a cancellation and they said that because of Booking.com they couldn't cancel. As far as I know if guests and establishment are in agreement to cancel, Booking.com cancels. Booking.com should clarify. In the end we had to separate the beds. If it weren't for this incident, considering the price, it's a reasonable place.

The room faced the street and was extremely noisy. In addition, there was the permanent sound with annoying "elevator music" from the garden side - a pity. You have to walk a bit to reach the city center.

No water to drink in the room, if the water on tap is drinkable, some information about and glasses to use would be nice

The signs asking guests not to splash in the pool are in line with the tranquil vibe, but are a bit of a challenge for the kids.

Fantastic oasis on the road further south. It's near the old center of Udine, which is definitely worth a visit. The four person rooms are perfect for a family with two small kids.

Care outside

Our room had clearly been renovated and was lovely - this a property with such potential and only needs a little more love and care. The staff are great and our stay was really good. Location was good only 10/15 min walk to centre so perfect. Once the owners give the outside and public areas a little more love this will rise in price and be a beautiful place to stay. However this hotel is still worth booking!

Pool times are restricted to daytime use. We were in the main building, had no elevator access and though the room was functional and clean, it was also clearly starting to show its age.

2023: Good relaxed family run atmosphere in a decent location. Perfect sized (12,5x4) small pool, decent breakfast options and coffee. Closed parking lot. Though the main building and annexes are slightly dated, some interesting and original architectural choices have been made in the use of materials.

The main light in the room went out of order in the last night of stay, apparently after some electrical work made during the day. The shift staff couldn't do anything around midnight and I was left staying in the room without any illumination except the reading light beside the bed. The hotel was very nice, centrally located, clean and well looked after. But this incident created some nuisance, particularly when I needed to finish writing some pieces urgently for the next morning. I found the way to "hack" with the illumination problem but it's down to my adaptability. Most other guests would have been very furious about the situation. Again, the hotel is fine but the incident could have been avoided.

breakfast is great, with reasonable range of choice. Italian dessert and ham is a delight.

the door to closet and cabinet in room did not open fully. the room was very cold and no instruction for thermostat. the buffet breakfast was very small with automatic coffee machines that had different setting. cappuccino at one machine only 1/2 size as 2nd machine

location was great for the purpose of attending an event at the Teatro Nuovo. staff was very nice and helpful. well stocked lobby bar, though we did not have an opportunity to utilize

There is no lift. I didn't mind at all, but it might be important for other guests to know.

The staff was extremely friendly and professional. There is a free parking lot, which I found very handy. The breakfast features high quality products, and a comparatively wide selection for an Italian hotel.

we ordered 2 rooms. one of them was on the 1st floor without elevator. the other the air conditioning wasn't working and the room was cold, after 2 nights and several requests they moved us to a better room. don't believe the picture of the pool and booking.com. The water in April were dirty.

Interior and room looked very experimental. Could be straight from a Stanley Kubrick movie set. I don't really know if I like it or not, be prepared for the darkness :-)

The a/c in the room couldn’t be regulated, so it was ice-cold when it was turned on or it was too hot and humid when we turned it off
