The location is inconvenient, 40 mins away from Como by car, and parking the car at the hotel lot is difficult.

I liked the room size, it's big and the terrace view is amazing.

Sadly no tea or coffee facilities in the room.

Hotel was clean, view was outstanding and if you like to be up in the hills then it's definitely the place to be. Think Saturdays nights might be the landlady's weekly bunga bunga night going by the peculiar noises but its not a problem with us

Parking availability is a big issue with limited availability, had to drive around the property for 15m until I found a public parking, then had to walk 5-10m up the hill back to the Hotel. One of our rooms had plenty of bugs, including cockroaches. We found ourselves squeezing in the 'other' room.

My family and I had a very bad experience by the swimming pool. We do not understand much Italian, but a family started fighting by the swimming pool and it ended with a man in the company started beating two women in their twenties. It did not end there; he even hit a guest in the face. The staff did not do anything and the correct action would have been to call the police. The guest who got hit, complained in the reception, but the staff replied that it is not their business since it happened 1.5 meters outside of their property. Very poorly managed and the staff's English skills are almost non-existent. I cannot recommend this hotel.

The apartment was understocked (no cooking knife/utensils, only deep plates, no mugs, no pasta strainer…). We had to pay extra for clean towels (that could only be replaced by leaving them at the front door) and there was no cleaning of the room during our stay, which was not indicated in the booking. A part from the big dressing there’s no space to keep your toiletries in the bathroom. A cupboard underneath the sink or shower rack could really be helpful. As well as a full body mirror in the bed room. These things will certainly improve the overall comfort and make stays in the appartement less of a hassle. One of ladies at the desk did not speak English nor Italian and was not very friendly. The breakfast was not up to par (some of the food was not fresh). We only took breakfast once.

Very clean, spacious and recently renovated apartment (room San Zeno). Centrally located, quiet town.

For the overseas guests travelling with us, there was insufficient lighting in their room even to read a book & a bath/shower with insufficient headroom to be able to stand up to get in & out of it. Our breakfast table was near to where the coffees were made & for our first breakfast, suffered the wrath of the staff member who banged everything she touched. When we asked if the tap was drinkable (as no bottled water was provided in the rooms) she told us it was but that she wouldn't drink it. At this point, she did get us with a couple of small bottles of mineral water. We were really surprised that when we went to pay the bill, the mineral water that she provided was charged for. Fortunately the second day we had a staff member who was very kind. Great that parking was available at the hotel but unfortunately, the space for maneuvering was very tight.

the lack of customer service and negligent from owner booking.com support never got back to us either

we never actually stayed there even though i paid as upon arrival at reception there was no one greeting us even though we called the number and waited around 15-20 minutes
