First of all, Marco was an amazing host! He gave us a warm welcome and great tips for sightseeing in Rome. The room was very clean and it was in a good location (few minutes walk to the Metro). The area offered a nice selection of places to eat out. Daily cleaning service was included on the price. The breakfast was available in a local bakery with delicious croissants. We will definitely come again!

It is the perfect location, just a few minutes walk to the subway and Vatican Museums. The rooms are very well arranged. Moreover, every guest can use the kitchen, where everyone can make themselves a coffee for free. The rooms are spotless and well-maintained, and the owner is sympathetic and helpful. I also recommend having breakfast at the nearby candy.

This is not a criticism just two naive travellers experience. We were looking for a hotel type building upon arrival, as it was part of an apartment complex we didn’t spot it immediately. It was ideal but not being familiar with this type of accommodation, we struggled to find it despite our map advising we had reached location.

Marco was very helpful from the beginning, before we even arrived he sent info about the accommodation and tips for the city via WhatsApp. Communication was very easy via WhatsApp, check in went smoothly, Marco was already waiting for us. The entire accommodation was very clean and very quiet, you had everything you needed in the room. I decided on the first evening to try out the sofa bed, the next morning came directly a message if everything would be fine and that he still have the sofa bed additionally prepared. All in all it was a great stay. Location was great, 2 minutes to the Metro station Cipro, from there with the line A quickly in the city. But you can also do everything on foot.

Great location near the Vatican, but still not as crowded as other places. We walked most of the way, but the metro station is also just around the corner. Breakfast is available at a café nearby. Definitely try the pistachio croissant :) Marco is a great host. His tips made our stay in Rome even more special.

We didn't have enough time in Rome!

First I have to say, that if you are reading my recommendation, you need to know something about me. When I book a room that has very good reviews, I expect to find what I read in reviews and what the hosts promise. Usually, there are gaps between the promise and the factual. And I hardly ever gave a place 10/10 for all the questions regarding the room. However, this was such an amazing experience it took me 2 seconds to give Marc and the guesthouse 10/10. Marco is an amazing host. He answered all our questions, regarding Rome, and recommending things. He responded quickly which was really great. He also helped us book dinner at a restaurant. The location of the guesthouse is amazing. 3 minutes from the main line of the Metro. Very close to several supermarkets, fruit shops, restaurants, and pharmacies. The location is 10 minutes from the entrance to the museums of the Vatican. The room was very spacious. Very clean. The kitchen has a fridge we were happy to use, coffee machine and all the utensils needed. The room was cleaned and organized every day, we really felt like we were staying in a hotel, rather than a guest house. We took breakfast in addition to the room. Roman breakfast is coffee with a sweet pastry. Marco chose a great place to send his quests. A popular cafe, with many options. Marco gave us prepaid cards for breakfast. So you don't have to stand in the cashier line, you just go directly and order what you want. Service is quick and attentive, which meant we never waited longer than 5 minutes to be served. An important feature for tourists that want to eat and start their day. We had an amazing pistachio croissant and a honey nut pastry that was wonderful. We also got to try the butter croissant which was very good. They have vegan options as well. Their coffee was also very good. We will return to Rome, and to Ziani Vatican Boutique.

It is worth the price. Super friendly and helpful staff, very clean place, just in the heart of the city. One of not many places where they are taking care of their guest and does it because they want to not because they have to. Totally recommending.

That we had to go home!

I stayed for 4 nights at Ziani Vatican Boutique with my 10yr old son. This was such a wonderful base for our stay in Rome. The apartment itself is spotlessly clean, modern with wonderful decor. There is everything you need for your stay. Great shower, access to a kitchen & fridge, coffee machine, TV (with Netflix!), air con, plenty of room to hang your clothes - everything! The area itself is outside of the centre of Rome - you can walk it, we did - most days & found some beautiful sights along the way. Alternatively, you can take the Metro which is 2 mins from the apartment. There's lots of amenities nearby shops, supermarket, eateries (La Sciciliana is a must) & pharmacies (24hr one also). Also check out Millennium for 5* Gelato - towards Vatican! The hospitality from Marco was second to none, absolutely amazing. Communication was amazing right from the time of booking & the extra touches like handy tips before our stay was just brilliant. On arriving, nothing was too much trouble - a guide on places to visit, handy map and super helpful with recommendations. This meant a lot to me after I was travelling on my own with my Son & it gave me a lot of confidence to navigate Rome! I can see why this place gets such fantastic reviews, it really does go above & beyond in looking after guests & providing amazing accommodation. Thank you for an amazing stay. We did SO much but still didn't manage to fit it all in so I will most definitely come back to visit.
