Communicative reception after hours - we booked at 7 pm for the same day, well-explained access when reception is closed, spacious and clean room from quiet side. Very good breakfasts with friendly staff. I recommend.

The shower was hard to get hot water. I was leaving early and had no time to fiddle with it. The fault might have been mine.

The staff went far beyond what they needed to do. They were both extremely helpful and gave me great service and help.

Access was slightly complicated and nobody on the premises to greet us. It all worked fine but it felt strange. It was good to see friendly faces the following morning.

There was some noise from the nearby road but not enough to cause any problems. The instructions for getting into the property 'after hours' sound a bit like an escape room in reverse - fortunately we arrived in the early evening so the gates were open and the hosts on hand to welcome us.

Nice secluded location and the owners made every effort to ensure that we had a good stay. The room was immaculate and breakfast was very good.

Nothing to dislike. One thing to consider though: the are not any restaurants or shops in walking distance, so you have to use your car for everything.

Everything was perfect. The host was very accommodating, the rooms were a good size and spotless clean. The location is perfect if you’re looking for some peace and quiet. We had a delicious breakfast with a lovely view.

The locality, surrounding, the house itself – very picturesque and lovely. Arriving at night we found it as ancient and a little haunted (the gate croaked). Breakfast was excellent, coffee served by the lovely breakfast lady.

The location is right on a busy highway in the middle of an industrial area .

The room was large and the bed comfortable. This is a relatively new structure and very nicely done and furnished well. We enjoyed our refrigerator and Netflix The breakfast was exceptional . We sat on the upstairs terrace which has a great view of open fields and cypress trees . The backyard is spacious and set up with shaded tables and chairs, very inviting. The location was good for a place between Livorno and Frienze. .

First of all: we were amazed bz the building and the garden! The building is beautiful and typical. Our arrival and stay in general was very nice. The people working there welcomed us friendly. All in all there was a nice and calm atmosphere. The breakfast we booked spontaneously one day before was perfect with homemade cake and croissants. we had breakfast on the balcony and enjoyed the view. The view out of our room was also very nice. We just stayed one night, but we definitely would have stayed longer if we had the time!

Every thing was perfect from the check-in to check out. The host was exceptionally helpful and was available for any queries instantly. The property was very quite and homely. The lady overlooking the breakfast was very helpful and attentive. Overall a fabulous stay.
