There was an awful smell in the bathroom. The refrigerator was not adequately cold. The instructions to enter the building and subsequently the apartment were not super clear (a description of which keypad to use would help). We had a horrible time finding parking in the area (train station and other parking was full)

The room located 15 to 20mins walk or 8 mins bus to the train station. The hot water enough for 2 person, then need to wait 30 to 45 mins 2nd floor and the building has lift.

Unfortunately, the Wifi was terrible. We couldn't reach the network anywhere apart from the front door.

The room was very comfortable and spacious. It is reasonably central and local to a lot of bars and restaurants. We took the train each day to Cinque Terre which was a simple process.

The rooms have no insulation so the neighbours and the street noises all bleed into the room, also the Wi-Fi in the room has bad connectivity and it kept on disconnecting most of the time.

The hostess was very nice and welcoming, and the room was clean and tidy.

The communication with Lia Rooms was not easy and there was a confusing payment case. Please don't do the same for others. I asked well in advance if it's okay to shorten the stay and cancel one night and they said it's okay; I asked if the price would be less and they said that they had no rights to update the details in Booking.com (it didn't work for me either) but they would charge the payment three days before the stay. We agreed a price for this period discounting one night and I thought everything was okay - I could still have cancelled for free and make a new reservation but I trusted them because they said there's no problem. Five days before the stay the original, the more expensive price was charged from my bank account. When I arrived and asked the staff if they are going to return the difference, they didn't answer (even though I translated with google translator) but just asked me to pay the taxes, which were for one more day as well. I asked again via email, twice, if I had understand right and what was the case but they haven't answered. They just refused to take actions on the refund feedback I sent through Booking.com Customer Service. As I see it, they cheated, and instead of admitting the mistake and even apologizing, they just stopped answering. Another thing, but smaller, is that the pictures of the coffee machines should be updated if they are not in use anymore - I was looking forward to the coffee machine but the reality was a couple of bags of instant coffee instead.

The room was clean and cozy and the location was great for the stay in La Spezia. The cleaning staff was really friendly.

The person who came to gove us keys was so rude and only interested in collecting city tax 2.5€ per person per night so I was asked 15€ right away and we asked her questions for what is this money she became rude and started shouting - a sugges To Booking.com please make it very clear while booking how much is EXACT city tax for rach accomodation coz different cities in Italy charged me different rates for city tax and sounded like a fake

Room great, huge, clean and comfy. Had to catch bus from station but only five minutes walk from Cinque terre ferry if you walk fast and it is near shops that are good in la spezia town. Good fridge and bathroom huge shower.

the A/C was very loud, the programs were not possible to change or adjust, and it did not cool the air enough anyway. We found a small scorpio (ca 2cm) which climbed into our dog's bowl and we had to kill it , which scared out to death! and then it was difficult to fall asleep. The shower door was shabby and not working properly - one side is hanging only on one screw which I feared would fall out when closing or opening. The noise from the corridor was very audible, whenever somebody was there we heard everything and it disrupted our sleep. The contact with the staff was limited only to messages! no phone available and the phone number available in booking.com is not reachable. I asked for a nearest parking recommendation before arrival and never got a reply. Due to this text system communication we had to wait for the staff some 30 min - calling directly would be much faster, instead I had to constantly check my messages in booking.com for updates, while driving the car. Then the Lady complained to us that the main door to the apartment was open as if we did it, or was it the way she was expressing herself, possibly, but I had to explain for a long time how we got inside the building while having no keys which looked like we had broken into it. Obviously we entered with another inhabitant instead. The fee for a small 8kg dog charged was 15€/day which was not included in the offer (value not provided) and besides it's way too much, especially that the dog was clean and made no difference to the room cleanliness. The remark to the booking.com operation and charging - totally misleading regarding the final amount charged. when I confirmed the room booking the summary included final price with taxes but just before our arrival the amount charged was without taxes which we had to pay separately on arrival , which was confusing.

Room was was modest but very clean and spacious, that's all.

Unfortunately the keys were very difficult to use in the bedroom door lock. When we messaged the host for some guidance, she called us. Quickly she became irate, screaming at us in Italian (we only speak English and French). It was so bad that a neighbour who spoke Italian heard and stopped to help us. She apologised for her behaviour. Eventually the neighbour helped us with the door. I would not stay here again based on how we were treated. No matter what language you speak, it is never okay to scream at others. Very upsetting. I recommend reading other reviews about difficulty entering the property- this is not an isolated incident.

Large bedroom and bathroom, with plenty of space. Well-equipped with mini fridge and kettle, plenty of towels, room service on our second day, and good location to the Main Street. Laundromat literally right next door. Comfy bed, and the staff member who welcomed us was prompt, helpful, and pleasant.
