The bathroom had mould and if the windows were closed for longer you could smell it in the entire apartment, the shower rain outlet on top had no pressure and only trickled water out, the blowdryer didn't work, no duvets or sheets for the pullout bed in the entrance room, no soap on first day, only hot air coming out of the aircon, "breakfast" not appealing.

The location is spectacular. Unbeatable location!!

noisy, not very clean hairs everywhere and stained bedding. lack of privacy. checking in was difficult they expect you to call a random number which doesn’t work if your not Italian.

Cleaning is not satisfying. The woman with short blonde hair who organizes the breakfast and the cleaning is very rude, dour and disturbing. She counts what you eat even the only things you eat is croissant, egg and cheese. Since I have my coffee after the breakfast, she didn’t let me have my coffee in our room. At 11:00 am which is the checking out time she stood in front of our door room when we were already truing to close our lugguage; when it was 11:05 am she knocked the door and told us to leave the room. We left our luggage at the hotel for two hours till our flight time. When we came back to pick up our lugguage, I put my hand bag on the sofa and asked for permission to use the comman toilette / restroom. She told me I can’t put my bag on the sofa since she is doing cleaning and told me I can’t use the restroom since we already checked out. We tried to explain that we only want to use the common toilette ofcourse not the room but she kept saying “You checked out You checked out…” Eventually I used the common toilette however she waited right in front of the toilette door. Disturbingly continued just standing there till I leave the toilette. She only aims to get payment and to get rid off you as soon as possible. Since she can’t stand people, she should quit or stop doing this job / business (I don’t know if is the manager or the staff). She made our four days in the hotel a nightmare. Unlike this woman the younger dark man -manager or staff- was so kind and smiling. When we ask for anything he always kindly approved us by saying “Of course, no problem, don’t worry, never mind, feel comfortable etc.”. He made us feel at home and also helped us with the luggage. Additionally, we arrived at the hotel at twelve o’clock. Probably the room was available because I have noticed all work is done and no cleaning around, we are told to wait till 02:00 pm since they said they can let us use the room one our before the check in time.

The location is vey good. Bed is comfortable. Netflix availability is nice.

Excellent location, a few minutes walk from the coliseum and plenty locations to eat and drink near by. Spacious rooms with beds made daily and friendly staff thank you😊.

The room was damp and mouldy with little to no ventilation meaning that the room smelt of mould the whole time. The sofa-bed was possibly the most uncomfortable bed I have ever come across. The shower ran cold in the evening and the breakfast was basic and not fresh. The advertised photos do not reflect the state of the room and potential customers would be advised to steer clear of this hotel. A youth hostel would have been cleaner. As a result of the complaints raised with the owner, transport back to the hotel was agreed as well as a partial refund. However the transport did not turn up meaning we had to book and pay for our own transport and the refund has never been paid. All booking.com have done is to forward on messages to the hotel, who have ignored them all. Based on my experience with the room and raising issues with the hotel I'd recommend finding somewhere else to stay, and not use booking.com. Edit: More than 2 months after our stay the refund has finally been paid with the owner asking me to remove this review. However the review is valid and accurate of our stay. I still would not recommend the place.

There was good Communication before we stayed at the hotel, and the hotel was well located near the colosseum. Unfortunately those were the high points of the stay.

Property was very unclean, mould around the bathtub, rust on the window frame and paint was pealing in the bathroom and looked grubby overall. the breakfast was tiny, 1x croissant, 1 x yoghurt and toast in a packet. Definitely one of the worst ive had not worth the price at all.

A little bit of upgrade to the bathroom would be appreciated

We really liked the place where hotel was located, room looked exactly like on the picture. Colosseum metro and also the monument itself were 4 minutes on foot. If I ever go to Rome again I’d be glad to stay in this hotel again.
