The owner does not accept payment by credit card and details to access the property are sent by message after 3pm on the date of the booking. My husband’s allergies were triggered by something in the room - possibly wood smoke particles from the chimney opposite, fumes from the combo-boiler (which seems to serve the upstairs property too) or pet hairs? There was a lot of noise from the upstairs property

The bed needs an update, the pillows are paper thin and the sheets are very used and rough. The covers look so used I wondered if they were clean.

Communication problems. The owners said in an email that they would meet us at the appartment. They did not. We had to send photos of passports to them by email. They did not get them. The wife of the owner came at 21:30 to get passport details and the payment when we were in bed. They did not answer phonecalls to the number given. These may have been technical problems as my mobile and wifi set up didn’t work smoothly but if you say you are going to be there then you should be there. And why on earth not arrange payment through booking.com. Also b.com’s set up for communicating problems is inadequate!

They sent the code for the keybox so we could get in at 15:00. The apartments were perfect.

it’s a bit noisy, as you can literally hear everything from the upper floor (other room of La Gioiosa). you need to be lucky with the neighbors ;)

This place highly exceeded our expectations! We made an impromptu stop here to rest while walking the Via Francigena. The photos do not do this cute, quant, comfortable, and clean place justice. It was nicely decorated and had a beautiful view of the valley from the window. 10/10 recommend.

The room smelled like someone had been smoking in it for years. When I told the host, he said "that's impossible!". Then he came to the room and told me to my face it didn't smell like smoke. My friend who was staying in another room below me (and whose room smelled fine) told me it smelled like smoke. What burns me is being told straight forth I was wrong and didn't know what I was talking about. Then the next day the host has a hemorrage on the phone with me for not texting him my passport immediately. No thanks

The little kitchens were excellent. They gave me a fan upon request. Location good.

The apartment is in the historic centre of Radicofani very close to shops and restaurants and the Via Francigena. Check-in was smooth and even earlier than announced. The views from the windows are pretty - one side of the valley the other one of Rocca Radicofani. There was a little kitchen with all the equipment, fridge, fan and hanging rack. The bed was very comfortable. The bathroom nice and clean. Highly recommended.

Very nice furnished apartment, minimalistic, tidy, clean and spacious. Amazing view from the window! Self check-in was very useful, as we didn’t know our exact arrival time. Easy going and friendly communication with the host.

I was requested to leave cash for the night. This was a first for me after months of travelling as typically payments go through booking.com or in person. I mistakenly forgot to leave the cash and got a phone call with threats of calling the police. This is after explaining it was a mistake and that I would arrange payment, which I did. Just a very aggressive response to a simple mistake that was easy to rectify.

Great little pad in a nice location. Had everything that was needed.

Room just under the roof, very hot with no fans or air conditioning. It actually has no available parking nearby. It is in the middle of limited traffic zone (not always reachable by car) and the first available parking spots are at 250 meters the end of a VERY steep road. Mobile internet connection was not reliable in the town for both our phones and thus it was a pain to find directions. The bathroom has no bidet. The property is very old with just a few cheap and minimalistic additions. The room smelled bad, the floor is irregular and not very clean. The door and keyhole separating the room from that of the other guests is very cheap, old and weak. But the absolute worst side of the experience was the property's manager. He was not there neither for the check-in nor for the checkout. For the checkout, he informed us at the last minute that he was not going to be there and he insisted many times that he wanted the amount to be left in cash in the room. He also stated that he cannot provide regular receipt because he operates as a private. So I guess no taxes are paid on this business? Not sure about insurance. Ensured by booking.com that the payment was granted by my credit card, we passed this information to the manager to let him relax and as a result he started for no reason to shout, treat us as thieves and threat me of legal action. Almost forgot, he tried to charge me a few euros more "for city taxes", but the taxes were already included in the booking.com price. I sought for booking.com's support and they have been quite professional in dealing with the situation, unlike the property manager. I'm not stating that his business is not legit, I have no prooves of that. But certainly his manners and claims were very disturbing, making for the worst experience we have ever had using booking.com. In the area there are professional hotels which offer infinitely much better service for similar price.
