How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The property is very clean and updated. The common area and balcony is a nice touch. Francesco is very warm and inviting. He was very informed on the city, transportation, and good restaurants near by. A true gem and if we are ever staying in Rome again will definitely be back. Bravo.

Sadly the elevator to the apartments which is on the fourth floor is tiny and old.

The only complaint would be the location and size. The room we had was a bit tight for 3, however there were larger rooms for a longer stay. We were only at this location for 3 days, so it was ok. A longer stay would have been rough. It isn't very far from The Vatican at all, but quite a walk from the Trevi Fountain and the other sites. It's location shouldn't deter anyone from staying, it is still a clean and comfortable place to rest.
Francesco was a fantastic host. He provided us with helpful information, guiding us in the right direction getting us where we wanted to go easily, and is an extremely nice person. I recommend this guest house to all who are searching for a quiet place to rest while visiting Rome.

We were warmly welcomed by Francesco, we arrived a few hours before 2pm, however he kindly offered us an immediate check in. We were provided with restaurant recommendations which were both perfect before and after our visit to the Vatican. The property was very conveniently located and walkable distance to a few attractions. The room was modern, with great air conditioning and fridge which was perfect for the record hot temperatures. Everything was super clean and comfortable. Highly recommend this fantastic and cost effective guest house.

Francesco met us at the appartment and spent time with maps which he provided, where to find the best cafes close by, what local buses to get. Best things to see with our limited time. It made our whole experience amazing.

Quilt blanket was stained but when brought to the attention of the staff was quickly replaced and apologetic for inconvenience

We liked everything!
VERY friendly staff. We were greeted upon arrival. We were given many suggestions of places to eat and things to see. The room was very comfortable, largest shower during our European vacation for sure.

I couldn’t fault this property at all.
The owner greeted us, advised us about reservations and where to eat, the best routes to take around the city, the best time to visit particular sights to avoid the queues. The property was spotless, an abundance of fresh towels, toilet roll and the little extra touches like a shower cap or slippers, were also offered, at no extra change. It was a great location, easy access to all the sights.

We struggled a little bit with all the little lights in the room. Every light switch had a blue lamp and the big light took a long time to go fully black after turning it off. Also if you're a light sleeper like me you will wake up for the train that's coming by right next to the guesthouse. It's not to bad but you will hear it. But if you're a good sleeper no problem for you!
First to say that the host was great. Super pationate about the city and took 30 minutes of his time to tell us where to go and where not to. He drew on the map and knew exactly what was good to see and do! Really kind, friendly and helpful. About the room; we really liked the spacious room. The bed was great, pillows not to soft and a very large bathroom! It was super, super clean and hygienic. All the facilities you need it's there! It's right next to the Vatican in a quite nice neighborhood! A bus is next to the guesthouse and it brings you in to the city centre. Big plus!
