Once the pool is finished, this place is unbeatable if you want to spend your holiday, quiet, away from the beaten track, in the middle of two beautiful regions of Italy. However, there is a problem with the construction and I hope that this will be resolved for the owner and host. Many reviews are full of praise for the host, but I cannot fully agree. Orlanda struck us as taciturn and a little bit sullen. Maybe he had a bad time, maybe it was the fact that we only spent 2 nights (one night on our way there and one night on our way back from the south of Italy) There were a few threads of dust hanging in the room. But don't let that stop you from booking this otherwise clean and pleasant B&B. And instead of me, you have a 'click' with the host and give a score of 9...

A beautiful, charming and almost perfectly clean B&B with a good restaurant (especially the "dolci" are very tasty) and all this with a beautiful view, in the picturesque medieval village of Città delle Pieve on the border between Tuscany and Umbria. However, there are some minor negatives. (my score: 8.5/10)

Fantastic place in an excellent location. The restaurant was absolutely outstanding. Great place for traditional Italian steak. The pastas were excellent also. The owner, Orlando, was a gracious host. Although it is only a 700 meter walk, he even took time out his busy day to give us a ride to town so I wouldn’t have to search for a property I was interested in. They are in the process of building what looks to be an amazing pool. Once that is complete the place will be perfect. Hands down, best place we stayed in Italy.

The location is fantastic as the views are stunning so give yourself time to sit and enjoy the surroundings. Our room was tastefully decorated with the bathroom having everything you need. The proprietor was very friendly and outgoing, answering all of our questions and giving us a short and very interesting history of the property. I highly recommend having dinner in the property's restaurant.

Great location overlooking the countryside and within walking distance from Città della Pieve. Recently and elegantly refurbished boutique guest-house with an excellent restaurant where to relax and enjoy local food and wine in a charming atmosphere… I will definitely consider staying at this property again!

The owner, Orlando, was the epitome of Italian hospitality and grace. His restaurant has the atmosphere & elegance of a fine dining establishment. The dishes are delicious, the service impeccable. Breakfast was a generous and homely affair. The rooms are spacious, incorporating typical Umbrian charm with modern day decor. We especially appreciated the bathrooms with their large showers and many accessories. Everything exuded taste and comfort. It's a place you want to return to over and over again.

The outside needs attention. It appears neglected. Chairs are all over the place. Umbrellas left lying on the ground. Grubby tables with over flowing ashtrays. It was not possible for us to sit outside with a drink. It needs the furniture cleaning up and chairs set round the tables in order to give some outside appeal.

The rooms and bathrooms are spacious with flagstone floors in both. The first time we stayed in a dual aspect room, and the second time we were given a triple aspect room. Views are over the countryside. Plenty of parking. The restaurant in the conservatory was very good. Staff were helpful and accommodating. A simple countryside hotel.
