Normally hotels keep a complimentary bottle of water in the rooms which were not kept & a hot kettle to make tea/coffee would be much appreciated. Also, the hotel didn’t have a kitchen so no room service was available.

The view ofcourse. It was phenomenal to wake up to the wonderful views of the canal. This is the biggest plus point of the property.

it was not stated at the hotel info ( booking.com) that after 17.00 there is extra charge on arrival for moving over from Santa Chiara hotel to Locanda Vivaldi (70 e ). The info were not mentioning about it.The hotel was included to those with parking space !!!

Breakfast quite basic but good. Polite and helpful staff. Excellent Location. Limited but sufficient space in the room - recommended for short stay only.

Fantastic location, close to Piazza San Marco, but not too close, lovely big rooms, good bathrooms, little balcony overlooking canal, with side views of lagoon. Easy strolls to San Marco, Rialto, L'Accademia etc, loads of restaurants, shops, churchs, sites etc. Staff very friendly and helpful, recommended a great restaurant, got a water taxi straight to/from the steps of the hotel.

Location is just perfect, just across the ferry to take you to the other islands. St Mark square is pretty much close aswell. It's easy to get lost around the labyrinth style of little alleys around Venice, which that's what makes it special. So having your hotel close to St Mark square is a bonus, cause all streets lead to it.

Very dark room overlooking building work. Non of the reception staff were particularly friendly or welcoming. Porter was always cheerful. Overpriced for what it was. A reasonable 3 star rather than the 4 stars it is accredited with.

Loved this little hotel, the location is a very short walk from St. Mark's Square & overlooking St. Mark's basin. The room was clean, and service exceptional (call out to restaurant staff as nothing was too much trouble). The rooftop terrace is lovely for drinks, with the perfect view & people watching.

This is not at all a complaint but it might be helpful at breakfast to have the options written either on a card in the bedrooms or on the breakfast tables. The options were read out to us one at a time and we were invited to choose as they were read out without knowing the full range of options first. There also seemed to be confusion occasionally (with other guests) as to whether breakfast was included or not and some options included cooked breakfast. However the breakfast staff were very helpful, and tried to solve any needs that arose. It could be also helpful to know whether coffee or beverages are available during the day for residents. These are in no way complaints and we enjoyed our time in Venice very much.

The location is excellent for our needs being a short walk into the main sights in one direction and a lovely peaceful area of Venice in the other. Also close to main Vaporetti stops. The breakfast was as described and there was plenty of choice and variety. The bedrooms and bathrooms were spotlessly cleaned every day and ours had a beautiful view. The shutters kept out a lot of noise and kept the room shady when needed. The staff were very helpful if needed, but not obtrusive. Reception are happy to organise a taxi or water transport if needed, and to book a meal at any of their hotels for residents . The rooftop restaurant views are amazing and we had lovely meal with family up there with excellent friendly service. We enjoyed our stay very much.

Really can’t think of anything negative to say about our stay. Every thing was very accommodating and wished we could have stayed a little longer. if we should ever go back this way we will stay at the Locanda.

Great Location close to everything. Very professional staff Federico, Tommaso and Rodney. Excellent meal at the rooftop restaurant. Beautiful sights from our bedroom window.

The photos in booking might not be totally what you will get. However, when we showed the pictures to the concierge from booking he tried to find us a room as we had seen in the pictures. Also, the breakfast, although we heard is very complete, we thought it was quite expensive.

The staff is wonderful, there was a misunderstanding about the room, they were very accomodative and tried to resolve it as soon as possible. The location is perfect, is 5 minutes by walk to the Piazza San Marco, the front rooms have direct view to the canal and there the Zaccaria boat terminal is right in front.

The cost of breakfast, no tea/coffee facility in the room.

Amazing location within minute from St Marks Square. Staff were always friendly and helpful. Views over the basin were beautiful from the room and the rooftop. Breakfast was expensive at €35 per person per day so didn’t sample it. Room was big and very comfortable, I would imagine in the busier months it might get noisy as it’s right on the front. Overall a wonderful stay!
