The stairs were in poor condition and leading to reception steep and narrow, particularly when you carry your bag. Our hotel room was in a different building that was undergoing renovation, there was drilling & grinding from 7 am until 11 pm on some days, this spoiled our stay a bit as we paid a full daily rate. The room had mosquitos that were a nuisance and kept us awake at night.

Overall location was pretty good, bedroom and shower nice and tastefully decorated, our bags were securely stored after checkout without any hesitation and at no cost.

Shower makes a mess. The room for the luggage is not safe, no one can take care of it, as the reception ia upstairs and the luggage room has no locker and it'a on the first floor.

The air conditioner/heater did not work and there was a very bad old carpet/musty smell. No elevators so we had to carry 45kg of luggage up a few flights of stairs.

1. Please install anti-musquito window nets because I woke up with my arms and legs bitten by mosquitos!! 2. Too noisy when windows are left open at night (otherwise if closed is ok but then gets too hot and AC set to blow hot air only)

Top location in the heart of Venice. Our room was new and very clean, bathroom was nice also. Staff friendly. Bed was comfy.

The breakfast was not worth it. You're only getting croissants, some sweet bread and jam. That's desert, not real food. Some ham wouldn't have hurt.

Breakfast just small croissants, jam, butter, yoghurt, juice one tea/coffee, in a tiny cramped room. Room was small, no openable windows and heating did not work. Very basic facilities. No kettle etc. Steep stairs, no elevator.

Sound isolation is bad and next to our room was supply closet,so early in the morning we were waking up from staff taking/putting things there. It sounded as if someone was knocking at our door. The breakfast cost 10€ and was very poor compared to other hotels in the same price range in city center (jogurt,bread,not tasty croissant and some jams)

The staff was nice, our bathroom supploes were refilled and room was cleaned every day. After checkout we were offered to leave the luggage at the hotel so we can enjoy our last day in Venice.
