The furniture and the establishment in general is a bit worn out. So don’t expect it to be cozy. The rooms were noisy, the windows give on a very busy street with sounds of helicopters.

Rooms are clean and the hotel is very close to the train station. The owner accommodated our check in time and came back especially for us. The bed was confortable and the room spacious.

Very clean and close to city center. We checked in very late in a rainy night but they were so helpful and kind to us. If you didn't notice from the pictures, consider the point that toilet and showers are shared. However they were very clean. For the price we paid, it was great.

Access to the kitchen depends on staff being available, should be open maybe. The building is next to a big avenue, so you can get some car and moto noises from outside.

While the owner was very communicative we did have a misunderstanding (mostly my fault) due to her level of English-language skills, where they thought that I was checking in much later than I was. The owner was very sweet about getting there after hours as quickly as she could, however, and was able to accommodate my checking out very early in the morning on the last day of my stay. All I would say is that you should try to use clear, simple language in communications to avoid confusion, if you can't write in Italian.

The room was extremely nice, with soft furnishings/bedding and good air conditioning. In theory I had to share a bathroom, but in practice I could easily access it whenever I wanted. Facilities were all clean and the shower was excellent once I figured out how to use it! The area is quite quiet, although you are close to a main road and the traffic can be loud on occasion. Still, I had no trouble sleeping. While I was there, staff were offering a paid breakfast service, but unfortunately I did not use it as I needed to be out of the room early every day. Still, it's an advance on what they were advertising at the time I booked my stay. I didn't see much of the staff after the first day but they were always extremely polite, and the owner went out of her way to help me check in after a misunderstanding (see below). On the whole this was a really wonderful place to stay, and especially for the price I thoroughly recommend it!

Big room light, character and high ceilings, with a view over trees. Clean linen and the best thing was tea and coffee making facilities in my room with shared fridge near room and with Earl grey tea and lovely biscuits in my room and with electric kettle too . This makes my stay. A lift was great too and keys worked well.

smelly, very strong cigaret smoke smell while we were there. We selected NON SMOKING when selecting accomodation through Booking.com. Don’t know if it was another room or the owners, but cigaret smoke turned us off. Breakfast was light on, but good. Cappuccino were weak and tiny, felt guilty asking for a second one.

Breakfast left a lot to be desired. I believe that breakfast was scaled back because of COVID-19 (maybe they used to make breakfast in house?), but the pastries and fruit reminded me of school breakfast in the United States (not very yummy). The bathrooms were okay. It was about a twenty minute walk to central Florence. The roads nearby were pretty loud and congested. There were not crosswalks on the major road in front of the B&B, so we made a run for it each time. If you prefer to feel like you're actually in Florence or don't want to walk very far late at night, I might suggest a different location.

Check in was easy and the inn keeper was very sweet. The bedroom was plenty large for myself and my friends. We were pleased with the comfort and cleanliness of the room. Also, our room was tidied and beds were made each day. I also loved the cappuccinos each morning. The location was very close to the train station which was nice.

Didnt realise the bathrooms were shared (possibly my oversight). Coridoor smelt like smoke, but not in the rooms. Our double bed was 2 single beds pushed together with a sheet over, which was very uncomfortable for 2 people trying to sleep given the gap in the middle and a slight height discrepancy between the two singles. Not in the most central location. Very close to the train station, but on the opposite side from the historic centre (perhaps a 20-25 minute walk to many of the main sites), bearing in mind that Florence is not a big place).

Room was a good size, powerful a/c. Everything was clean.
