    Air conditioning did not work, the pool was out of order and overall place looked run down.

    The view from our balcony was spectacular. The evening pizza was delicious and the staff were incredibly nice. The gardens behind the property are beautiful shame none of the fountains were working.

    The bedroom and indeed the complete hotel and gardens have not been maintained and cared for over the past years. It is a real shame.

    Breakfast ran out and not replaced. In a run down area, hotel needs renovating and updating. Shower very small

    Arrived, checked in and taken to a room with no resemblance to booking.com photos. The room had a large area of mold in it. Returned to the reception who then provided us with a room in the main part of the hotel. Room although ok did not merit a four star rating in my opinion. Very difficult initially finding entrance to the property with a long walk to the reception from the car park( not good for people with any disabilities) l feel also photos of the outside surrounding area should be included

    First room dark and damp but switched to much better room. Great hotel that could be wonderful with a little maintenance in some of rooms

    Wonderful building, if a bit neglected but real character. Very ornate Villa style property with lovely gardens and pool and great breakfast. Great public areas and lounges. Very helpful staff, taking care of left luggage and helping us move room when One of first was not acceptable

    We needed a hotel with 24 hour check in because our EasyJet flight was due to arrive in Naples at 10:40pm. Flight was 2 hours late so we arrived at hotel at 2am. A kind gentleman was at reception waiting to check us in. So grateful! Also the building and grounds and views are stunning!

    Grounds poorly maintained (except pool and adjacent areas). Pictures on advertisement for a wedding do not match the reality. My son stepped on a metal grate within the grounds that gave away and fractured his ankle. No wheel chair available in a business of this size??. With help, assisted my son to his 3rd floor room. Went to local pharmacy for assistance with bandaging and advise. Next morning, used the luggage cart from main lobby to wheel my son to breakfast and then checked out.

    Very nice pool. Good variety at breakfast. Good staff. Large grounds with several vignettes, statues, caves, etc. Picked fresh figs right of the tree. Beautiful lobby and main floor corridors, marble, statues, etc. Good elevator. Large patios for different venues.

    It needs renovation. The hotel is not directly in Napoli, but there is a train that goes to the city ca each 15 minutes.

    It is a nice property and the rooms are big.

    Terrible shower, not great breakfast, no tea making facilities in bedroom. Surrounded by quite down at heel buildings

    Nice that it had a garden and a pool and fairly close to Pompeii. Staff were also nice. Bedrooms were big and air conditioned. Beds were comfy. Grand entrance.

    The aircondition wasnt very good. Also there was a very unpleasant smell in the bathroom.

    The grounds, the food, the facility outside. Minimal towels, blankets. You feel like they are poor.

    no hot water for a shower after it rained; the squeaky bathroom door that would not close well, the rain that came into the room, the unfriendly serving staff at breakfast, the so-so breakfast (leftovers and hardened croissants)

    No air conditioner, it was hot we couldn’t sleep well for that reason and not toilet paper in the bathroom.

    One has to face the fact the maintenance on this hotel is poor, from the impromptu waterfall from the corridor ceiling one morning to the broken shower, flaking paint and a portable Air Co unit that didn't really do anything- alas this is some of the charm but......... The cleaning could have been better (old pizza from last guest in fridge), grubby, etc The breakfast could do with some fresh fruit etc.

    Honestly I'm not sure if I should give this place 10 or 1 out of 10 I've gone for 7, I've never stayed anywhere quite like it and here in lies the charm of this hotel. I can certainly say its worth staying at despite the negative points - it is really fun and an amazing place to be. Once I suspect this was one of the most grand hotels in the area the gardens are enormous, the rooms (were) like high ceiling-ed palaces, the parking secure and spacious. The buildings are gardens are beautiful with a rustic and almost ruined magnetism. A top tip on the parking "it is round the back of the hotel on 'Corso Italia 'opposite the Church!" "Ring the bell on the gate!" The check in and staff are amazing!
