Perfect location. Awesome staff from airport pick up to arrival in the hotel. We were totally pampered by the whole staff. Loved the whole vibe of the place. Can’t ask for anything more. I’m glad to find this perfect place for our stay in Rome.

This boutique hotel is perfectly located on Piazza De Spagna in Rome, bursting with character and style. The staff are so friendly and helpful they make you feel at home. The hotel is stylish with great art (it's also an art gallery). Great places to eat nearby. This hotel made our trip to Rome perfect and we would definitely stay here again.

The property was centrally located near the Spanish Steps. Franco, the owner, met my parents at the hotel and greeted them with a glass of Prosecco. He took care of their brief stay with personalized service and attention to every detail. Franco arranged a tour in order for my parents to see the highlights of Rome. They had the most wonderful time. He then arranged dinner at a cozy trattoria close by. The attention to detail and personalized service were the highlights at this hotel!

The hotel is in a very central and convenient location near the Spanish steps . Yet our room is quiet and we can even hear the birds chirping in the morning .Tasteful modern furniture and paintings in the room and there’s a lovely common living room that has a great view of the piazza. Most of all the thoughtfulness and attentiveness of both Franco ( the owner ) and Emanuele . They assisted us with transport from the airport and make reservations at well recommended restaurants by Franco .Thank you Franco and Emanuele, you make our vacation in Rome special and comfortable !!!

PiazzaDiSpagna9 is an outstanding place to stay when in Rome. The facilities are great, the location is just perfect. Franco is an extraordinary caring host who offered us an upgrade, shared his list of top sights and made reservations at his beloved restaurants for us. We had a wonderful experience and truly felt like home away from home. We don't even know how our trip to Rome could have been better. Can't wait to come back.

Excellent service, we had a very warm welcome. The appartement is very well situated, right next to Sapnish steps. The view from the room was amazing. Cleaning done every day, like in a hotel. 24H help available. We have been recommended great restaurants and place to visit. I would highly recommend for anyone who searches something different and unique experience in Rome.

Perfect property, perfect host. Do not stay anywhere else in Rome. Framco owns the hotel and from the private car pick up and deliver back to the airport, to arranging private tours and restaurant reservations-everything was perfect.

I’ve been in Rome more than ten times before and stayed in some other very good hotels. But the Piazza Di Spagna 9 is a real jewel: unique location with the million dollar view from the windows of our Sunrise Suite, contemporary design with pictures on the wall (Suites is the Art gallery too), and most precious- is the owner- Franco. He is very friendly and helpful person. He made reservations for us in the best restaurants of his own list. And after the first dinner we fully rely on his taste and recommendations. He made impossible for us: got tickets just 1-2 days prior to the Galleria Borghese, Galleria Colonna (the brilliant collection of the Colonna family that open just half day in a week and a lot of romans don’t even know about it). Thanks to Franco we have been in Domus Aurea - another hidden gem of Rome. Also we have to underline the cleanliness of the apartment, L’Occitane toiletries, chocolates and everyday minibar refill, comfortable common space. It was a pleasure to meet another very nice guy - Emanuele - working with Franco and he made all the best for us. We have the best impressions of this travel to Rome and undoubtfully we will stay in Piazza di Spagna 9 next time!

Location is unbeatable, the property is tastefully decorated with art. The owner is the friendliest host who takes care of everything. Evrything is organized smoothly. It’s like living in yout quiet apartment just in the center of Rome; you feel peaceful & all you have to do is enjoy your stay. Perfect for a solo female traveller!

1. The location is really golden position, with a billion dollar view from the window, you can watch the Spanish square from the window, quite easy to get to any spots also easy for shopping. 1 min walk to the Spagne metro station. Taxi point is just in front of the building. For those who rent car by driving, can not access to ZTL area, but can park the car at the parking area at the other exit of Spagne metro station and take escalator to there, quite convenient. 2. The suite is really like an art gallery. The owner Franco has a good taste for the furnitures and decoration of house. Room is clean and comfortable. 3. Franco and Emanuele are very nice to host us, and gave us good recommendations about the restaurant. The stay at Franco’s suite makes our visit to Roma a quite good experience and I really want to recommend it to my friends who will visit Roma.

A pillow menu and a USB socket would be an added bonus but really there was nothing we didn't like.

Everything! The location is amazing. We had 2 rooms, The 9 and Whisper, both of which were absolutely gorgeous. Franco and Emanuele could not have been more helpful. They arranged transport from and to the airport at a very competitive price. They suggested restaurants and made reservations which was very helpful.
